<br /> 3JfI <br /> -2- <br /> 2. Rental. Lessee covenants and agrees to pay to Lessor as rent for the <br /> Premises the sum of One Dollar ($1) per annum, due and payable on or before the first <br /> working day of January of each year. <br /> 3. Purposes. The Premises shall be used by Lessee for its meetings and for <br /> meetings of other groups and organizations, and to provide services, assistance and <br /> -~-~ education for the San Marcos community. <br /> ¡ <br /> 4. Structures and Improvements. (a) The Lessee shall promptly begin <br /> renovation activities after relocation of the building donated by the City to the Premises, <br /> and shall cause the renovation of the building and improvements to the Premises <br /> according to the following schedule: <br /> 1. " Structural repairs, roofing, exterior paint, weathering-in, completion <br /> of sidwalks, parking lot, landscaping: <br /> 6 months after Lease date <br /> 2. Completion of improvements to building: <br /> . <br /> 18 months after Lease date. <br /> The Lessee agrees not to occupy this building before Lessor issues a certificate of <br /> occupancy for the building. The Lessee acknowledges that this certificate will not be <br /> issued until all renovation of the building and construction work on the Premises is fully <br /> completed. <br /> (b) Lessee shall have the right to have constructed on the Premises additional <br /> structures for the provision of its services an? assistance. Each structure shall be <br /> I constructed and shall remain in compliance with all ordinances, rules and regulations of <br /> ! <br /> Lessor. <br /> (c) All alterations, additions and improvements to the Premises and all <br /> structures and buildings constructed or placed thereon shall, unless otherwise provided <br /> by written agreement or by the terms hereof, become property of Lessor upon any <br /> termination of this Lease, and shall remain and be surrendered with the Premises. The <br /> Lessor agrees, however, to give consideration in good faith to the Lessee's desires <br /> concerning disposition of these improvements, structures and buildings upon the <br /> termination. Lessee waives all claims for damages to or loss of any property belonging <br /> to Lessee that remains on the Premises after any termination of this Lease. <br /> 5. Access to Public Road. Lessor agrees to provide to Lessee access from <br /> the Premises to a public road throughout the term of this Lease. <br />
