<br /> . ~ ';3 A- <br /> 8. MAINTENANCE AND REPAIRS: <br /> a. Lessor agrees to keep and maintain the Leased Premises in good <br /> repair including, but limited to the roof, walls and foundation of the <br /> building, and agrees to keep the building in a structurally sound and <br /> weathertight condition. <br /> b. Lessee agrees to take good care of the Leased Premises and to <br /> return the Leased Premises in good condition, reasonable wear and tear <br /> excepted. <br /> - <br /> c. Lessee agrees to take care of all day-to-day janitorial <br /> 3ervices and maintenance of the Leased Premises. <br /> 9. INSPECTIONS: Lessor or its officers, agents and representatives, <br /> shall have the right to enter into and upon any and all parts of the <br /> Leased Premises at all reasonable hours to inspect the Leased Premises <br /> or clean or make repairs or alterations or additions as Lessor may deem <br /> necessary (but without any obligation to do so, except as expressly <br /> provided for herein). <br /> 10. PARKING: Lessee's employees and clientele may use unreserved <br /> parking areas adjacent to the Leased Premises for vehicle parking, on a <br /> first come, first serve basis.
