<br /> Joß <br /> -3- <br />prepare outline specifications which define all material types and <br />finishes to be used. Colored floor plans, elevations and color <br />boards will be provided by the ARCHITECT in order to clearly <br />describe the character and appearance of the exterior and <br />interior of the entire building. The ARCHITECT will include in <br />the design development documents life cycle costing of proposed <br />construction methods and materials, value engineering, <br />maintainability, structural systems, HVAC systems, and energy <br />management studies for the Project. The ARCHITECT will design all <br />improvements in compliance with the Americans with Disabilities <br />Act (" ADA") Accessibility Guidelines. <br />1.2.2 The ARCHITECT will revise the written opinions of probable <br />construction cost. <br />1.2.3 Construction Contract Documents <br /> Based on the approved design development documents and any <br />further adjustments authorized by the CITY in the scope, quality <br />or budget of the Project, the ARCHITECT will prepare construction <br />contract documents using forms supplied by the CITY. These <br />contract documents will include detailed plans and technical <br />specifications required for the Project and furniture <br />specifications to be accurately bid and efficiently constructed. <br /> The bid package for furnishings will be prepared by the <br />ARCHITECT for a separate purchase and installation contract. <br /> The ARCHITECT will use its best professional judgment to <br />create documents that comply with all applicable construction and <br />development codes, local regulations and ordinances and other <br />federal and state regulations which are known or which should <br />reasonably be known to the ARCHITECT including those required <br />under the ADA and Article 9102, V .A. C. S., Architectural Barriers <br />Act. The ARCHITECT will be respon,sible for the submission of all <br />plans and specifications for the construction of this Project to <br />the Texas Department of Licensing and Regulation for review and <br />approval prior to the time construction is set to begin in <br />conformance with the Architectural Barriers Act. <br /> The ARCHITECT will conduct a review meeting with the CITY <br />prior to completion of the construction contract documents. <br /> At the conclusion of this phase and prior to beginning the <br />work outlined in Section 1.3 of this Agreement the ARCHITECT will <br />prepare a final, detailed construction cost estimate and present <br />it along with the contract documents to the CITY for review and <br />approval. <br />1. 2.4 Biddinq <br /> Following the CITY's approval of the construction contract <br />documents and of the latest detailed cost estimate of the Project, <br />the ARCHITECT will assist the City in obtaining bids, tabulating <br />
