Joß -3- prepare outline specifications which define all material types and finishes to be used. Colored floor plans, elevations and color boards will be provided by the ARCHITECT in order to clearly describe the character and appearance of the exterior and interior of the entire building. The ARCHITECT will include in the design development documents life cycle costing of proposed construction methods and materials, value engineering, maintainability, structural systems, HVAC systems, and energy management studies for the Project. The ARCHITECT will design all improvements in compliance with the Americans with Disabilities Act (" ADA") Accessibility Guidelines. 1.2.2 The ARCHITECT will revise the written opinions of probable construction cost. 1.2.3 Construction Contract Documents Based on the approved design development documents and any further adjustments authorized by the CITY in the scope, quality or budget of the Project, the ARCHITECT will prepare construction contract documents using forms supplied by the CITY. These contract documents will include detailed plans and technical specifications required for the Project and furniture specifications to be accurately bid and efficiently constructed. The bid package for furnishings will be prepared by the ARCHITECT for a separate purchase and installation contract. The ARCHITECT will use its best professional judgment to create documents that comply with all applicable construction and development codes, local regulations and ordinances and other federal and state regulations which are known or which should reasonably be known to the ARCHITECT including those required under the ADA and Article 9102, V .A. C. S., Architectural Barriers Act. The ARCHITECT will be respon,sible for the submission of all plans and specifications for the construction of this Project to the Texas Department of Licensing and Regulation for review and approval prior to the time construction is set to begin in conformance with the Architectural Barriers Act. The ARCHITECT will conduct a review meeting with the CITY prior to completion of the construction contract documents. At the conclusion of this phase and prior to beginning the work outlined in Section 1.3 of this Agreement the ARCHITECT will prepare a final, detailed construction cost estimate and present it along with the contract documents to the CITY for review and approval. 1. 2.4 Biddinq Following the CITY's approval of the construction contract documents and of the latest detailed cost estimate of the Project, the ARCHITECT will assist the City in obtaining bids, tabulating
