" ., )D/1 -2- 1. 0.4 The ARCHITECT will assemble a Project team, comprised of the City's representative, the ARCHITECT, the ASSOCIATED ARCHITECT and a firm representative from each major consulting discipline. The ARCHITECT will, during the initial Project phase, meet with the Project team representatives to set the design and production schedule and parameters for all subsequent work, to verify the components within which all Project participants must perform, and ,-- - to identify all parties and significant deadlines involved in the comprehensive schedule strategy. Based on this information, the ARCHITECT will prepare a detailed schedule of its work for the Project addressing each component of the work to be done, indicating the points of involvement of all project participants. 1.1 PHASE 1 - SCHEMATIC DESIGN 1.1.1 The ARCHITECT will review its existing design program and conceptual design studies with the appropriate city staff and city designated user groups. The ARCHITECT will collect data and present the City with recommendations for revising and refining initial design concepts. Based on the work identified in this subsection the ARCHITECT will develop detailed preliminary design studies, with consideration given to ease of maintenance, noise minimization, existing adjacent design vocabulary, planning to minimize harm to the land as a park, and future flexibility. These documents will include schematic floor plans which illustrate the scale and relationship of all functional areas of the activity center, elevation and form studies, schematic furniture layouts and schematic exterior landscaping plans. The ARCHITECT will present the studies for review and approval of the CITY's governing body at a public meeting of the governing body. 1.1.2 Preliminary Opinion of Probable Construction Cost Upon approval of the schema,tic design the ARCHITECT will prepare a written opinion of the probable construction cost for the City's review and approval. 1.2 PHASE 2 - DESIGN DEVELOPMENT, CONSTRUCTION CONTRACT DOCUMENTATION AND BIDDING 1. 2.1 Desiqn Development Based on the City's approval of the scope of work and the preliminary design documents prepared under Section 1.1.1 of this Agreement, the ARCHITECT will prepare, for review and approval by the CITY, final design drawings, and other documents for the Project which will include site plans; floor plans; building elevations; wall sections; structural system plans; mechanical, electrical, plumbing and lighting system layouts; utility connection plans; drainage plans; furniture layouts and interior and exterior color schemes, parking and exterior landscape development plans to include landscape planting, walls, entry plazas and outdoor furnishings (if any).
