<br /> " ., <br /> )D/1 <br /> -2- <br /> 1. 0.4 The ARCHITECT will assemble a Project team, comprised of <br /> the City's representative, the ARCHITECT, the ASSOCIATED ARCHITECT <br /> and a firm representative from each major consulting discipline. <br /> The ARCHITECT will, during the initial Project phase, meet with <br /> the Project team representatives to set the design and production <br /> schedule and parameters for all subsequent work, to verify the <br /> components within which all Project participants must perform, and <br />,-- - to identify all parties and significant deadlines involved in the <br /> comprehensive schedule strategy. Based on this information, the <br /> ARCHITECT will prepare a detailed schedule of its work for the <br /> Project addressing each component of the work to be done, <br /> indicating the points of involvement of all project participants. <br /> 1.1 PHASE 1 - SCHEMATIC DESIGN <br /> 1.1.1 The ARCHITECT will review its existing design program <br /> and conceptual design studies with the appropriate city staff and <br /> city designated user groups. The ARCHITECT will collect data and <br /> present the City with recommendations for revising and refining <br /> initial design concepts. Based on the work identified in this <br /> subsection the ARCHITECT will develop detailed preliminary design <br /> studies, with consideration given to ease of maintenance, noise <br /> minimization, existing adjacent design vocabulary, planning to <br /> minimize harm to the land as a park, and future flexibility. <br /> These documents will include schematic floor plans which <br /> illustrate the scale and relationship of all functional areas of <br /> the activity center, elevation and form studies, schematic <br /> furniture layouts and schematic exterior landscaping plans. The <br /> ARCHITECT will present the studies for review and approval of the <br /> CITY's governing body at a public meeting of the governing body. <br /> 1.1.2 Preliminary Opinion of Probable Construction Cost <br /> <br /> Upon approval of the schema,tic design the ARCHITECT will <br /> prepare a written opinion of the probable construction cost for <br /> the City's review and approval. <br /> 1.2 PHASE 2 - DESIGN DEVELOPMENT, CONSTRUCTION CONTRACT <br /> DOCUMENTATION AND BIDDING <br /> 1. 2.1 Desiqn Development <br /> Based on the City's approval of the scope of work and the <br /> preliminary design documents prepared under Section 1.1.1 of this <br /> Agreement, the ARCHITECT will prepare, for review and approval by <br /> the CITY, final design drawings, and other documents for the <br /> Project which will include site plans; floor plans; building <br /> elevations; wall sections; structural system plans; mechanical, <br /> electrical, plumbing and lighting system layouts; utility <br /> connection plans; drainage plans; furniture layouts and interior <br /> and exterior color schemes, parking and exterior landscape <br /> development plans to include landscape planting, walls, entry <br /> plazas and outdoor furnishings (if any).
