2.6. 2.7. 2.8. 3.1. any other equipment or items, if any, under the custody and control of the Lessee or any employees, agents or customers of the Lessee which are outside of the Leased Premises. The excess space or area will be charged at the then established standard rental or use fee as prescribed by the Lessor. Lessee shall provide to Lessor, upon reasonable notice, all business records reasonably necessary to verify the amount of fees and/or percentage rental due under this Lease. Should the commencement or termination of this Lease take effect on other than the first day of a month, all monthly rents and fees payable by Lessee for the first month under this Lease shall be prorated accordingly. Lessor agrees that all airport revenue derive~ from Lessee and any other user of the property should be allocated toward the maintenance of the Airport and improvements thereof; provided, however, that this requirement shall not be considered mandatory upon the Lessor unless it is so required by existing indenture or agreement with the Federal Government or any amended or substitute indentures and agreements hereinafter entered into with the Federal Government. Should Lessee fail to pay when due any rent or any other sum payable to the Lessor under the terms of this Lease, then interest at the maximum legal rate then payable by Lessee in the State of Texas shall accrue from and after the date on which any sum shall become due and payable, and interest shall be paid by Lessee to Lessor at the time of payment of the sum upon which the interest shall have accrued. The term of this Lease shall commence on , 199__ and shall extend for a period of twenty (20) years. ARTICLE III. Use and Ca~e of Premises The uses of the Leased Premises by Lessee shall be restricted to those connected with aviation purposes or aviation-related purposes, unless otherwise approved in writing by Lessor. --3--
