2.6. <br /> <br />2.7. <br /> <br />2.8. <br /> <br />3.1. <br /> <br /> any other equipment or items, if any, under the custody and <br /> control of the Lessee or any employees, agents or customers of <br /> the Lessee which are outside of the Leased Premises. The excess <br /> space or area will be charged at the then established standard <br /> rental or use fee as prescribed by the Lessor. <br /> <br /> Lessee shall provide to Lessor, upon reasonable notice, all <br /> business records reasonably necessary to verify the amount of <br /> fees and/or percentage rental due under this Lease. Should the <br /> commencement or termination of this Lease take effect on other <br /> than the first day of a month, all monthly rents and fees <br /> payable by Lessee for the first month under this Lease shall be <br /> prorated accordingly. <br /> <br />Lessor agrees that all airport revenue derive~ from Lessee and <br />any other user of the property should be allocated toward the <br />maintenance of the Airport and improvements thereof; provided, <br />however, that this requirement shall not be considered mandatory <br />upon the Lessor unless it is so required by existing indenture <br />or agreement with the Federal Government or any amended or <br />substitute indentures and agreements hereinafter entered into <br />with the Federal Government. <br /> <br />Should Lessee fail to pay when due any rent or any other sum <br />payable to the Lessor under the terms of this Lease, then <br />interest at the maximum legal rate then payable by Lessee in the <br />State of Texas shall accrue from and after the date on which any <br />sum shall become due and payable, and interest shall be paid by <br />Lessee to Lessor at the time of payment of the sum upon which <br />the interest shall have accrued. <br /> <br />The term of this Lease shall commence on , <br /> <br />199__ and shall extend for a period of twenty (20) years. <br /> ARTICLE III. <br /> Use and Ca~e of Premises <br /> <br />The uses of the Leased Premises by Lessee shall be restricted to <br />those connected with aviation purposes or aviation-related <br />purposes, unless otherwise approved in writing by Lessor. <br /> <br /> --3-- <br /> <br /> <br />
