3.2. <br /> <br />3.3. <br /> <br />3.5. <br /> <br /> Specifically, the Leased Premises shall be used and occupied <br /> only for the purpose of operating an aviation training business <br /> to include a student residence dormitory and for no other <br /> purposes without the prior written consent of Lessor. A request <br /> for the operation of a non-public aircraft fuels and oil <br /> dispensing service is anticipated in the future and the <br /> requisite authorization by Lessor of such an operation will not <br /> be unduly restricted or withheld. Lessee shall not at any time <br /> leave the Leased Premises vacant, but shall in good faith <br /> continuously throughout the term of this Lease conduct in the <br /> Leased Premises the type of business described, and shall keep <br /> the Leased Premises open to the public for business during <br /> normal business hours. <br /> <br /> Lessee shall not, without Lessor's prior written consent, keep <br /> anything within the Leased Premises, or use the Leased Premises <br /> for any purpose, which increases the insurance premium cost or <br /> invalidates any insurance policy carried on the Leased <br /> Premises. All property kept, stored or maintained within the <br /> Leased Premises by Lessee shall ~e at Lessee's sole risk. <br /> <br />Lessee shall not use, or permit the use of, the Leased Premises <br />in any manner that results in waste of the Lease Premises or <br />constitutes a nuisance or violates any statute, ordinance, rule <br />or regulation applicable to the Leased Premises or for any <br />illegal purpose. <br /> <br />Lessee shall take good care of the Leased Premises and keep the <br />same free from waste at all times. Lessee shall keep the Leased <br />Premises, including ramps, signs, sidewalks, serviceways, and <br />loading areas adjacent to the Leased Premises neat, clean, and <br />free from dirt or rubbish at all times, and shall store all <br />trash and garbage within the Leased Premises, arranging for the <br />regular pick-up of such trash and garbage at Lessee's expense. <br /> <br />Lessee shall store all equipment and materials/supplies within <br /> <br />the confines of the building(s) located on the Leased Premises. <br />Outside storage is specifically prohibited unless separate <br /> <br /> --4-- <br /> <br /> <br />
