8,1, 8.2 taxes and assessments against the personal property used by Lessee on the Leased Premises. ARTICLE VIII. Insurance and Ind~mn~t~ Liability Insurance: Lessee shall, at its own expense, purchase, maintain and keep in force insurance as set forth in the Minimum Standards, and as will protect Lessee from claims which may arise out of or in connection with any operations at the Airport, whether the operations be by Lessee or by any subcontractor or by anyone directly or indirectly employed by Lessee or by anyone for whose acts Lessee may be liable. A. Insurance required by this sub-section sh~ll be written so that the Lessor will be notified in writing, in the event of cancellation, restrictive amendment or non-renewal at least thirty (30) days prior to the action. Certificates of Insurance shall be filed with Lessor annually and are subject to Lessor's approval. B. All insurance required under this sub-section shall be written with the Lessor as an additional insured. In any event, Lessee is fully responsible for all losses arising out of, resulting from or connected with operations under this Lease whether or not said losses are covered by insurance. The Lessor's acceptance of Certificates of Insurance that in any respect do not comply with the Lease requirements does not release Lessee from compliance herewith. C. All insurance required under this sub-section shall be primary over any other insurance coverage the Lessor may have. Casualty Coverage: Lessee shall maintain in full force and effect during the term of this Lease a policy of insurance on the Texas Standard form of fire and extended coverage for all contents, goods, stock, and any personal property which is or may be situated upon the Leased Premises. --8--
