<br /> /'J31r <br /> Standards for Fixed Base Operators and Airport Tenants (" Minimum <br /> Standards") and the Standard Operating Procedures and <br /> Regulations as published by Lessor which apply to Lessee's <br /> business endeavors and any conflict between this Lease and these <br /> Procedures, Regulations and Standards will be resolved in favor <br /> of the Procedures, Regulations and Standards. <br />1.3 Lessor hereby grants permission to Lessee to occupy the Leased <br /> Premises for the conduct and support of commercial activities <br /> provided for in Section III hereof. All improvements and <br /> alterations made by the Lessee on the Leased Premises are <br /> subject to approval by Lessor in writing prior to construction <br /> to determine that such proposed construction is in accordance <br /> with the uses and purposes contemplated by thi~ Agreement. Any <br /> construction or other improvements by the Lessee shall be <br /> conducted so as not to interfere with the use of the remainder <br /> of the Airport by the general public. No mechanic's or <br /> materialman's liens shall be fixed against the Leased Premises. <br /> ARTICLE II. <br /> , <br /> Rent/Term <br />2.1. Rental shall accrue hereunder from the commencement date of this <br /> Lease as defined above, and shall be payable at the place <br /> designated for the delivery of notices to Lessor at the time of <br /> payment. <br />2.2. Lessee shall pay to Lessor rental in the amount of 10 cents per <br /> square foot per month totaling THREE HUNDRED SEVENTEEN and <br /> 02/100 Dollars ($317.02) per month for building space and 5 <br /> cents per square foot per year for unimproved land, totaling <br /> THREE HUNDRED and 00/100 Dollars ($300.00) per year. for the <br /> land. Therefore, total monthly payments shall be THREE HUNDRED <br /> FORTY-TWO and 02/100 Dollars ($342.02). The first monthly <br /> installment shall be due and payable on or before the <br /> commencement date, and an additional monthly installment in like <br /> amount shall be due and payable on or before the first day of <br /> each and every succeeding calendar month during the term of this <br /> -2- <br />
