Lessee shall not, without Lessor's prior written consent, keep <br />anything within the leased premises or use the Leased Premises <br />for any purpose which increases the insurance premium cost or <br />invalidates any insurance policy carried on the Leased <br />Premises. All property kept, stored or maintained within the <br />Leased Premises by Lessee shall be at Lessee's sole risk. <br />3.3. Lessee shall not! without Lessor's prior written consent, <br />conduct within the Leased Premises any objectionable activity, <br />nor permit any objectionable or unpleasant odors to emanate from <br />the premises; nor take any other action which would disturb or <br />endanger the public. <br />3.4. Lessee shall take good care of the Leased Premises and keep the <br />same free from waste at all times. Lessee shall keep the Leased <br />Premises, including ramps, signs, sidewalks, serviceways, and <br />loading areas adjacent to the premises neat, clean, and free <br />from dirt or rubbish at all times! and shall store all trash and <br />garbage within the Leased Premises, arranging for the regular <br />, <br />pick-up of such trash and garbage at Lessee's expense. <br />3.5. During the term of this Lease, Lessor agrees that Lessee shall <br />have unrestricted access to the runways, taxi-ways and ramp now <br />in existence at the Airport to the same extent that any other .. <br />party may have use thereof. It is understood and agreed by and <br />between the parties hereto that the continuing use of the <br />Airport as an airport for general aviation purpose is essential <br />to the operation of Lessee and that failure to continue the use <br />of the Airport for airport and aviation purposes shall <br />constitute a default in the Lease Agreement; and upon Lessee <br />giving notice to Lessor of such default and failure to cure <br />default within thirty (30) days after the giving of notice, this <br />Lease shall terminate and end as of the date 120 days after <br />notice shall have been given; and Lessee shall thereupon be <br />released from and relieved of all fur~her obligations thereafter <br />to accrue hereunder. <br />-5- <br />
