<br /> /23£ <br /> ARTICLE IV. <br /> Maintenance and Repair of Premises <br />4.1. Lessee shall keep the Leased Premises in good and clean <br /> condition and shall make all needed repairs to all structures <br /> located on the Leased Premises. Lessee shall comply, at its <br /> sole cost and expense, with all governmental laws, ordinances <br /> and regulations applicable to the Leased Premises, except that <br /> Lessee shall not be obligated to make any structural changes or <br /> alterations to the Leased Premises unless made necessary by the <br /> act or omission of the Lessee, in which event Lessee shall <br /> comply, at its expense, with plans and specifications <br /> approved by Lessor. If any repairs required to be made by <br /> Lessee hereunder are not made within 10 days after written <br /> notice delivered to Lessee by Lessor, Lessor may at _its option <br /> make repairs without liability to Lessee for any loss or damage <br /> which may result to its stock or business by reason of such <br /> repairs, and Lessee shall pay to Lessor upon demand as <br /> additional rental hereunder the cost of the repairs plus <br /> ¡ <br /> interest at the maximum legal rate in effect in the State of <br /> Texas from the date of payment by Lessor until repaid by <br /> Lessee. Should the building become unusable due to natural <br /> causes, and not due to the actions of the Lessee, his employees <br /> or agents, this Lease shall terminate. Otherwise, at the <br /> expiration of this Lease, Lessee shall surrender the Leased <br /> Premises in good condition, reasonable wear and tear, loss by <br /> fire, or other unavoidable casualty, alone excepted. <br />4.2. Maintenance of the runways, taxiways, entrance roads, <br /> driveways, existing parking lots, leading to and/or <br /> contiguous to the demised property, and unoccupied property of <br /> the Airport, except for the premises demised and leased by <br /> Lessee, shall remain the obligation of Lessor. Lessor shall be <br /> obligated to use airport revenue funds for maintenance. Lessor <br /> shall never have the obligation to use general, operating or <br /> bond funds for maintenance. <br /> -6- <br />
