Barnes by deed dated December 31, 1909, and recorded in Volume 57, Page 521 of the Deed Records of Hays County, Texas; said point bears S 45°00' W. 2511.3 feet and S 45° 58' W. 200.0 feet from an iron stake placed on the Southwest line of the Old San Marcos Martindale Road for the most easterly corner of the aforementioned 100.13 acre tract; ,-- THENCE S. 45°00' W 672.1 feet to a point for corner; said point being also in the East bank of the San Marcos River; THENCE, with the meanders of the East bank of the San Marcos River as follows: S 70° 04' W 178.0 feet, N 85° 15' W 193.49 feet, N 58° 44' W 106.45 feet, N 54° 16' W 102.0 feet, N 7° 12' W 99.0 feet, N 21° 33' E 116.0 feet, N 33° 17' E 153.0 feet, and N 22° 48' E 132.0 feet to a point for corner, said point being on the East bank of the San Marcos River and in the Northeast line of the herein described tract; THENCE, N. 45° 00' E 561. 0 feet to the most Northerly corner of the herein described tract; THENCE, S. 45° 00' E 632.5 feet to the PLACE OF BEGINNING; containing within these metes and bounds 12.2 acres of land, more or less, situated in and a part of the Juan Martin de Verimendi League, A-17-2, Hays County, Texas. I TRACT 2: 20.0 acres of land situated in the J.M. Veramendi Survey Number 2, Hays County, Texas. Said 20.00 acre tract is part of a tract called 100.13 acres (hereinafter called the parent tract) in conveyance from B.F. Harper to Frank F. Sharp recorded in Volume 138 at page 628 of the deed records of said county and is described by metes and bounds as follows: BEGINNING at an iron stake found marking a re-entrant corner in the south boundary of the tract herein described, said corner being the north corner of a tract called 12.2 acres in conveyance from Frank F.
