San Antonio St. Suite 100 <br />San Marcos, Tx 78666 <br />GROUP <br />I N C 0 R P 0 R A T E D <br />FIELD NOTE DESCRIPTION <br />OF A SURVEY <br />OF <br />23.41 ACRES OF LAND <br />OUT OF THE <br />EDWARD BU RLESON SURVEY, NO. 18, A-63 <br />HAYS COUNTY, TEXAS <br />Exhibit "A" <br />BEING 23.41 ACRES OF LAND OUT OF THAT 955 ACRE TRACT OF LAND <br />CONVEYED TO LOWMAN RANCH, LTD, A LIMITED PARTNERSHIP BY GRACE B. <br />LOWMAN BY DEED DATED JUNE 3, 1967 AND RECORDED IN VOLUME 218, <br />PAGE 594, HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY <br />DESCRIBED BY METES AND BOUNDS AS FOLLOWS, TO -WIT: <br />BEGINNING at the intersection of the northwest line of the <br />existing City of San Marcos city limits as established by <br />Ordinance No. 1986-49, with a southwesterly line of the <br />Interstate Higbway 35 Right -of -Way at the Center Point Road <br />intersection for the' east corner of the tract herein described, <br />same oeing on a northeast line of the said Lowman Ranch 955 acre <br />tract; <br />THENCE, leaving the said Interstate Highway No. 35 and Center <br />Point Road, with the northwest line of the said existing city <br />limits of the City of San Marcos, S 44 04' 15" W, 1138.78 feet to <br />the south corner of the tract herein described, and from which <br />the northwest line of Interstate Highway No. 35 bears S 45 55' <br />45"E, 100.00 feet; <br />THENCE, leaving the said existing city limits of the City of San <br />Marcos, N 45 55' 45' W, 800.00 feet to an iron stake with <br />aluminum cap marked "Pro -Tech Eng 2219" set for the west corner <br />of the tract herein described; <br />THENCE, N 44 04' 15" E, 1323.96 feet to an iron stake with <br />aluminum cap marked- "Pro -Tech Eng 2219" set for the north corner <br />of the tract herein described, same being in the northeast line <br />of the said Lowman Ranch 995 acre tract, the southwest line of <br />the aforementioned Center Point Road; <br />THENCE, with the northwest line of the said Lowman Ranch 995 acre <br />tract and the southwest line of the said Center Point Road, the <br />following courses numbered (1) through (4): <br />(1) S 45 15' 15" E, 507.18 feet to a concrete monument <br />found; <br />(2) S 29 41' 25" E, 101.80 feet to a concrete monument <br />found; <br />(3) S 43 41' 59" W, 148.0.1 feet to a concrete monument <br />found; <br />(4) S 45 07' 29" E, 194. 17 feet to the POINT OF BEGINNING <br />containing 23.-41 acres of land.
