VERAMENDI SURVEY NO. 2, <br />ABSTRACT NO. 17, COMMONLY REFERRED TO AS "CAPES CAMP" <br />AND "THOMPSON'S ISLAND" LOCATED ON RIVER ROAD <br />BETWEEN IH -35 AND CAPE ROAD AND NORTH OF THE SAN <br />MARCOS RIVER; AMENDING THE FUTURE LAND USE MAP OF THE <br />CITY BY CHANGING THE LAND USE DESIGNATION TO "MDR" <br />MEDIUM DENSITY RESIDENTIAL FOR A 4.2 ACRE, MORE OR LESS, <br />PORTION OF SAID TRACT CURRENTLY DESIGNATED "C" <br />COMMERCIAL AND FOR A 5.64 ACRE, MORE OR LESS, PORTION OF <br />SAID TRACT CURRENTLY DESIGNATED "VLDR" VERY LOW <br />DENSITY RESIDENTIAL; AMENDING THE OFFICIAL ZONING MAP <br />OF THE CITY BY CHANGING THE ZONING TO "PDD" PLANNED <br />DEVELOPMENT DISTRICT WITH BASE ZONING OF "MF -12" <br />MULTIPLE - FAMILY RESIDENTIAL DISTRICT FOR A 28.15 ACRE, <br />MORE OR LESS, PORTION OF SAID TRACT CURRENTLY ZONED <br />"FD" FUTURE DEVELOPMENT DISTRICT, A 0.651 ACRE, MORE OR <br />LESS, PORTION OF SAID TRACT CURRENTLY ZONED "CC" <br />COMMUNITY COMMERCIAL DISTRICT AND THE REMAINDER OF <br />SAID TRACT; APPROVING PLANNED DEVELOPMENT DISTRICT <br />STANDARDS FOR THE DISTRICT; INCLUDING PROCEDURAL <br />PROVISIONS; AND PROVIDING FOR PENALTIES. <br />RECITALS• <br />1. On October 9, 2012 and November 27, 2012, the City Planning and Zoning <br />Commission held public hearings concerning a 44.67 acre, more or less, tract of land in the J.M. <br />Veramendi Survey No. 2, Abstract No. 17, commonly referred to as "Capes Camp" and <br />"Thompson's Island" located on River Road between IH -35 and Cape Road and north of the San <br />Marcos River, as described by metes and bounds in Exhibit "A," attached hereto and made a part <br />hereof (the "Project Site ") as follows: <br />(a) regarding a request to change the Future Land Use Map of the San Marcos <br />Horizons City Master Plan by changing the land use designation to "MDR" Medium <br />Density Residential for a 4.2 acre, more or less, portion of the Project Site (as described <br />in Exhibit "A -1 ") currently designated "C" Commercial and for a 5.64 acre, more or less, <br />portion of the Project Site (as described in Exhibit "A -2 ") currently designated "VLDR" <br />Very Low Density Residential; and <br />(b) regarding a request to amend the Official Zoning Map of the City by <br />changing the zoning to "PDD" Planned Development District with base zoning of "MF- <br />12" Multiple - Family Residential District for a 28.15 acre, more or less, portion of the <br />Project Site (as described in Exhibits "A -2" and "A -3 ") currently zoned "FD" Future <br />
