<br /> SEVERABILITY
<br /> --' In the event any section, subsection, paragraph, sentence, phrase or word is held invalid, illegal
<br /> or unconstitutional, the balance of this Agreement shall remain in effect and shall be read as if the parties
<br /> intended at all times to delete the invalid section, subsection, paragraph, sentence, phrase or word. Nothing
<br /> contained in this Agreement shall release, waive or discharge the duties or obligations of the Owner and
<br /> the Tenant under the aforesaid Lease Agreement.
<br /> 13.
<br /> APPLICABLE LAW
<br /> This Agreement shall be construed under the laws of the State of Texas. Venue for any action
<br /> under this Agreement shall be in the State Court of appropriate jurisdiction for the action in Hays County,
<br /> .
<br /> Texas. This Agreement is performable in Hays County, Texas.
<br /> 14.
<br /> RECORDATION OF AGREEMENT
<br /> A certified copy of this Agreement in recordable form shall be recorded in the Deed Records of
<br /> Hays County, Texas, by the City of San Marcos. The Tenant shall be responsible for providing to the Hays
<br /> County Appraisal District all information necessary to give effect to this Agreement.

<br /> This Agreement has been executed by the parties in multiple originals or counterparts each having
<br /> full force and effect.
