37 STATE OF TEXAS SPECIAL WARRANTY DEED COUNTY OF HAYS The City of San Marcos, a municipal corporation, of Hays County, Texas, existing by and under the laws of the State of Texas, whose address is 630 East Hopkins, San Marcos, Texas, 78666 for and in consideration of the sum of TEN DOLLARS ($10.00) and other good and valuable consideration to the undersigned paid the Grantee herein named, the receipt and sufficiency of which are hereby acknowledged, has GRANTED AND CONVEYED, and by these presents does GRANT AND CONVEY to Rosa Pina, 515 Patton Street, San Marcos, Texas 78666 and her heirs, executors, administrators, and successors, all of the Grantor's right, title and interest in and to the following described real property in Hays Còunty, Texas to wit: Begin at the South corner of the compress property in San Marcos, Hays County, Texas, as the same is located in a deed of date July 1, 1943 from E .M. Cape and wife to J.R. Wallace, which said deed is now filed for record in the deed records of Hays County, Texas, in Volume 127 at Pages 399 - 400, the said deed being here referred to and made part hereof for all pertinent purposes; Thence N. 46 degrees 4' W. 123.3 feet to a point for the Northeast corner of the tract of land hereby conveyed; Thence S. 43 degrees 45' W. 107.6 feet for the Northwest corner of the tract of land hereby conveyed; Thence S. 45 degrees 20' E. 25 feet to a point for the Southwest corner of the tract of land hereby conveyed; Thence N. 43 degrees 45' E. 108 feet to a point for the Southeast corner of the tract of land hereby conveyed; Thence N. 46 degrees 4' W. 25 feet to place of beginning. The tract of land hereby conveyed has been surveyed on the ground by T.A. Breeze, County Surveyor, and is designated as lot No. 14 of the Addition No. 1 to the First Section of Victory Gardens.
