ORDINANCE NO. 2013-15 AN ORDINANCE OF THE CITY COUNCIL OF THE OF THE CITY OF SAN MARCOS, TEXAS AMENDING SECTION 6.01 OF THE PLANNED DEVELOPMENT DISTRICT STANDARDS FOR THE HILLSIDE RANCH PHASE 2 PLANNED DEVELOPMENT DISTRICT ADOPTED BY ORDINANCE NO. 2012 -13 FOR THE PURPOSE OF CLARIFYING THAT THE 150 FOOT BUFFER BETWEEN THE FACE OF THE FIRST UNITS AND THE NORTHWEST PROPERTY LINE DOES NOT APPLY TO THE ROWHOUSES ALONG NORTH LBJ DRIVE; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR THE REPEAL OF ANY CONFLICTING PROVISIONS; AND PROVIDING AN EFFECTIVE DATE. RECITALS: 1. The City Council hereby finds and determines that the adoption of the following ordinance incorporating such amendments is in the interest of the public health and welfare. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. Section 6.01 of the Planned Development District Standards for the Hillside Ranch Phase 2 Planned Development District adopted by Ordinance No. 2012 -13 is amended as follows (added text is indicated by underlining and deleted text is indicated by strikethroughs): Section 6: Development Standards 6.01 Landscape Standards The Project Site shall meet or exceed the minimum requirements of Chapter 6, Article 1, Division 1 of the City of San Marcos LDC for landscaping. For the purpose of this PDD, landscape areas shall be considered those pervious areas contained within the site containing living plant material including, but not limited to, trees, shrubs, flowers, grass or other living ground cover or native vegetation and that are not otherwise dedicated as parkland in accordance with Section 6.04. Where possible, trees within the Project Site that are intended for removal should be relocated utilizing accepted transplanting or relocation practices and may be counted towards the tree preservation credits on the site. All landscape areas shall be provided with an irrigation system designed by a Texas Licensed Irrigator consisting of one of, or a combination of, an automatic underground spray or drip irrigation system or a hose
