ORDINANCE NO. 2013-15 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE OF THE CITY OF <br />SAN MARCOS, TEXAS AMENDING SECTION 6.01 OF THE PLANNED <br />DEVELOPMENT DISTRICT STANDARDS FOR THE HILLSIDE <br />RANCH PHASE 2 PLANNED DEVELOPMENT DISTRICT ADOPTED <br />BY ORDINANCE NO. 2012 -13 FOR THE PURPOSE OF CLARIFYING <br />THAT THE 150 FOOT BUFFER BETWEEN THE FACE OF THE FIRST <br />UNITS AND THE NORTHWEST PROPERTY LINE DOES NOT APPLY <br />TO THE ROWHOUSES ALONG NORTH LBJ DRIVE; PROVIDING A <br />SAVINGS CLAUSE; PROVIDING FOR THE REPEAL OF ANY <br />CONFLICTING PROVISIONS; AND PROVIDING AN EFFECTIVE <br />DATE. <br />RECITALS: <br />1. The City Council hereby finds and determines that the adoption of the following <br />ordinance incorporating such amendments is in the interest of the public health and welfare. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />SECTION 1. Section 6.01 of the Planned Development District Standards for the <br />Hillside Ranch Phase 2 Planned Development District adopted by Ordinance No. 2012 -13 is <br />amended as follows (added text is indicated by underlining and deleted text is indicated by <br />strikethroughs): <br />Section 6: Development Standards <br />6.01 Landscape Standards <br />The Project Site shall meet or exceed the minimum requirements of <br />Chapter 6, Article 1, Division 1 of the City of San Marcos LDC for <br />landscaping. For the purpose of this PDD, landscape areas shall be <br />considered those pervious areas contained within the site containing living <br />plant material including, but not limited to, trees, shrubs, flowers, grass <br />or other living ground cover or native vegetation and that are not <br />otherwise dedicated as parkland in accordance with Section 6.04. <br />Where possible, trees within the Project Site that are intended for removal <br />should be relocated utilizing accepted transplanting or relocation practices <br />and may be counted towards the tree preservation credits on the site. <br />All landscape areas shall be provided with an irrigation system designed <br />by a Texas Licensed Irrigator consisting of one of, or a combination of, an <br />automatic underground spray or drip irrigation system or a hose <br />
