BY-LAWS PLANNXNG COMMXSSXON OF THE CXTY OF SAN MARCOS ARTICLE I NAME The name of the Commission shall be "The Planning Commission of the City of San Marcos, Texas." within these By-laws, this commission may be referred to as the "Planning commission" or the "Commission." ARTICLE II PURPOSE, AUTHORITY, DUTIES SECTION 1. The Planning Commission is responsible for comprehensive and long range planning for the orderly growth and development of the community through the City of San Marcos Master Plan and any duties as directed by City Council. section 2. The Planning Commission shall have the power and be required to (1) be responsible to act as an advisory body to the City Council; (2) submit recommendations and observations to the City Council on all proposals which include a determination of (a) compliance with the Master Plan and (b) environmental impact statements; (3) perform an ongoing review of the Master Plan, with each element of the plan being reviewed at least once each three (3) years; conduct an annual Pubic Hearing in connection with this review; and submit to the City Council not less than one hundred twenty (120) days prior to the beginning of the fiscal year, a list of recommended changes, if any, in the Master Plan; (4) review all plans for platting and subdividing of land within the City and within adjacent areas as permitted by law; (5) hold a Public Hearing at least once each three (3) years to review the subdivision ordinance; (6) submit annually to the City Council not less than one hundred twenty (120) days prior to the beginning of the fiscal year, a list of recommended capital improvements found necessary or desirable; (7) request, respond and receive from the Zoning Commission any recommendations or determinations on any proposal; and, (8) perform such other duties and be vested with such other powers as the City Council may prescribe.
