VERAMENDI SURVEY NO. <br />2, IN HAYS COUNTY, TEXAS, SAME BEING ALL OF <br />THAT CERTAIN 5.51 ACRE TRACT OF LAND CONVEYED <br />TO MCCOY CORPORATION BY DEED RECORDED IN <br />VOLUME 235, PAGE 107 OF THE HAYS COUNTY DEED <br />RECORDS AND ALL OF THAT CERTAIN 10 ACRES OF <br />LAND CONVEYED TO MCCOY CORPORATION BY DEED <br />RECORDED IN VOLUME 284, PAGE 9 OF THE DEED <br />RECORDS OF HAYS COUNTY, LOCATED AT 1200 IH-35 <br />NORTH FROM "I" INDUSTRIAL DISTRICT TO "c" <br />COMMERCIAL DISTRICT AND DECLARING AN EFFECTIVE <br />DATE. <br /> <br />WHEREAS, on May 16, 1992, the Planning and Zoning commissions <br />of the City of San Marcos held a public hearing regarding a request <br />to change the zoning from "I" Industrial District to "C" Commercial <br />District for 15.846 acres of land out of the J.M. Veramendi Survey <br />No.2, in Hays County, Texas, same being all of that certain 5.51 <br />acre tract of land conveyed to McCoy Corporation as recorded in <br />Volume 235, Page 107 of the Hays County Deed Records and all of <br />that certain 10 acres of land conveyed to McCoy Corporation by deed <br />recorded in Volume 284, Page 9 of the Hays County Deed Records, <br />located at 1200 IH-35 North; and, <br /> <br />WHEREAS, subsequent to the public hearing on that date, the <br />Zoning commission did, on May 16, 1992 consider the request and <br />voted to approve it and has recommended that the request be <br />approved by the City Council of the City; and, <br /> <br />WHEREAS, the City Council helq. a public hearing on the 10th <br />day of Auqust , 1992, regarding the request; and, <br /> <br />WHEREAS, all requirements of Appendix A, General Zoning <br />Ordinance, of the Code of Ordinances of the City of San Marcos <br />pertaining to amendments have been met; and, <br /> <br />WHEREAS, the City Council hereby finds and determines that the <br />adoption of the following ordinance is in the interest of the <br />public health, morals, welfare and safety; now, therefore, <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1. That the Official Zoning Map of the City, as <br />described in section 3 of the General Zoning Ordinance is hereby <br />amended to rezone the following described real property located in <br />San Marcos, Hays County, Texas, which is presently zoned "I" <br />Industrial District to "c" Commercial District: <br /> <br />FIELD NOTES TO 15.846 ACRES OF LAND OUT OF THE J .M. <br />VERAMENDI SURVEY NO.2, IN HAYS COUNTY, TEXAS, SAME BEING <br />ALL OF THAT CERTAIN 5.51 ACRE TRACT OF LAND CONVEYED TO <br />MCCOY CORPORATION BY DEED RECORDED IN VOLUME 235, PAGE <br />107 OF THE HAYS COUNTY DEED RECORDS AND ALL OF THAT <br />CERTAIN 10 ACRES OF LAND CONVEYED TO MCCOY CORPORATION BY <br />DEED RECORDED IN VOLUME 284, PAGE 9 OF THE DEED RECORDS <br />OF HAYS COUNTY TEXAS, SAID 15.846 ACRE TRACT OF LAND <br />BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS <br />FOLLOWS: <br /> <br />BEGINNING at a 60D nail set in fence corner post in the <br />south right-of-way of Interstate Highway No. 35 at a <br />corner of that certain tract of land conveyed to Luis Gil <br />by deed recorded in Volume 145, Page 618 of the Hays <br />County Deed Records and the most Northerly corner of that <br />certain 5.51 acre tract of land conveyed to McCoy <br />Corporation by deed recorded in Volume 235, Page 107, <br />
