<br /> State of Texas shall accrue from and after the date on which any <br /> sum shall become due and payable, and interest shall be paid by <br /> Lessee to Les sor at the time of payment of the sum upon which <br /> the interest shall have accrued. <br /> 2.7 The term of this Lease shall commence on 1-U:jZ- and <br /> shall extend for a period of twenty (20) years with the Lessee <br /> having an option to renew for a subsequent ten (10) year period <br /> provided Lessee is not in default under the terms hereof at the <br /> time of said renewal and Lessor agrees in writing to the <br /> renewal. The renewal term shall commence on the day following <br /> the expiration of this original term if Lessee provides Lessor <br /> with written notice of such intent no more than 60 days nor less <br /> than 30 days from the date of the expiration of the first 20 <br /> year term. Renewal shall be on the same terms and conditions as <br /> herein stated, except that all rental charges provided herein <br /> shall be renegotiated prior to renewal. <br /> ARTICLE III. <br /> Use and Care of Premises <br /> 3.1. The use of the Leased Premises shall be restricted to the <br /> following purposes, to wit: <br /> A. the storage and maintenance of vintage and/or unique <br /> aircraft; <br /> B. operation of an Aviation Exhibition hall; <br /> C. operation of a gift shop; <br /> D. conducting non-commercial meetings and social events; and <br /> E. operation of a fraternal organization. <br /> The Leased Premi:::...::s may not be used for any other purpose, <br /> including but not limited to commercial activities, without the <br /> prior written consent of Lessor. Any commercial use of the <br /> . <br /> premises, not expressly authorized under the terms of this <br /> lease, shall be negotiated under separate contract with Lessor.. <br /> Lessee shall not at any time leave the leased premises vacant, <br /> but shall in good faith continuously, throughout the term of <br /> this Lease, conduct on the Leased Premises the type of business <br /> described, and shall keep the Leased Premises open to the <br /> public for business during reasonable business hours as <br /> established by the Lessee in light of good business practices. <br /> 3.2. Lessee shall not, without Lessor's prior written consent, keep <br /> anything within the Leased Premises or use the Leased Premises <br /> for any purpose. which increases the insurance premium cost or <br /> invalidates any insurance policy carried on the Leased <br /> Premises. All property kept, stored or maintained within the <br /> Leased Premises by Lessee shall be at Lessee's sole risk. <br /> 3.3. Lessee shall not use, or permit the use of, the Leased Premises <br /> in any manner that results in waste of the Leased Premises or <br /> constitutes a nuisance or violates any statute, ordinance, rule <br /> or regulation applicable to the Leased Premises. <br /> 3.4. Lessee shall take good care of the Leased Premises. Lessee <br /> shall keep the Leased Premises, including ramps, signs, <br /> sidewalks, serviceways, and loading areas adjacent to the Leased <br /> Premises neat, clean, and free from dirt or rubbish at all <br /> times, and shall store all trash and garbage within the Leased <br /> Premises, arranging for the regular pick-up of such trash and <br /> garbage at Lessee's expense. <br /> 3.5 Lessee shall store all equipment and materials/supplies within <br /> the confines of the building located on the Leased Premises. <br /> Outside storage is specifically prohibited unless separate <br /> written provisions are made with the Lessor. <br /> 3.6. During the term of this Lease, the Lessor agrees that Lessee <br /> shall have unrestricted access to the runways, taxi-ways and <br /> -2- <br />
