<br /> conforms to the plans and specifications approved by the Lessor <br /> and to determine if the building and other improvements are <br /> being maintained as required and to take such actions as are <br /> necessary to ensure that the construction of improvements, <br /> alterations, or additions and any later maintenance work is <br /> conducted without interference to other Lessees, the FAA, or <br /> aviation activity. Any activity which interferes with or <br /> endangers aviation activity will be immediately discontinued <br /> when so required by the Lessor. <br /> 5.3 Lessee shall prevent any lien or obligation from being charged <br /> against or imposed upon the Leased Premises by reason of any <br /> alteration, repair, labor performed or materials furnished to <br /> the Leased Premises for or on behalf of Lessee and Lessee will <br /> discharge any lien or charge immediately after the lien occurs <br /> or charges become due and payable, provided that in the event <br /> Lessee disputes the lien or the claim upon which it is founded, <br /> Lessee shall have the right, without discharging said lien, to <br /> promptly pursue settlement or litigation thereof with paying <br /> such claim until such time as the claim becomes final and <br /> subject to no further appeal by Lessee. Lessee shall hold <br /> harmless, indemnify and defend Lessor, its officers, agents and <br /> employees from and against any claims related to such liens or <br /> charges. <br /> ARTICLE VI. <br /> Signs <br /> 6.1 Lessee shall not, without Lessor's prior written consent <br /> install any exterior lighting, shades or awnings, or any <br /> exterior decorations or paintings or erect, install or change <br /> any signs, window or door lettering, placards, decorations, or <br /> advertising media of any type which can be viewed from the <br /> exterior of the Leased Premises. Lessor shall not unreasonably <br /> withhold consent to any of the hereinabove items. <br /> ARTICLE VII. <br /> Uti1ities/-raxes <br /> 7.1 Lessee shall promptly pay all charges for electricity, water, <br /> telephone service, and other utilities furnished to the Leased <br /> Premises. <br /> 7.2. Lessor shall not be liable for any interruption or impairment <br /> whatsoever in utility services unless the interruption is <br /> proximately caused by the negligence of Lessor's agents, <br /> officers or employees. <br /> 7 .3. Lessee shall pay all applicable taxes and assessments against <br /> any buildings or other structures placed on the premises by <br /> Lessee as well as all applicable taxes and assessments against <br /> the personal property used by Lessee on the Leased Premises. <br /> ARTICLE VIII. <br /> Insurance and Indemnity <br /> 8.1. Lessee shall, at its own expense, purchase, maintain and keep in <br /> force insurance as set forth in the Minimum Standards, and which <br /> will protect Lessee from claims which may arise out of or in <br /> connection with any operations at the Airport, whether the <br /> operations be by Lessee or by any subcontractor or by anyone <br /> directly or indirectly employed by Lessee or by anyone for whose <br /> acts Lessee may be liable: <br /> A. Insurance required by this section shall be written so that <br /> the Lessor will be notified in writing, in the event of <br /> cancellation, restrictive amendment or non-renewal at least <br /> thirty (30) days prior to the action. Certificates of <br /> Insurance shall be filed with Lessor annually and are <br /> subject to Lessor's approval. <br /> B. All insurance required under this section shall be written <br /> with the Lessor as an additional insured.
