<br />/ ;2,'-1£ <br /> <br /> <br /> <br /> <br /> <br /> <br />Leased Premises by Lessee shall be at Lessee's sole risk. <br /> <br /> <br />3.3. Lessee shall not use, or permit the use of, the Leased Premises <br /> <br /> <br />in any manner that results in waste of the Leased Premises, or <br /> <br /> <br />constitutes a nuisance or violates any statute, ordinance, rule <br /> <br />. . <br />or regulation applicable to the Leased Premises. <br />3.4. Lessee shall take good care of the Leased Premises and keep the <br />same free from waste at all times. Lessee shall keep the Leased <br />Premises, including ramps, signs, sidewalks, serviceways, and <br />loading areas adjacent to the Leased Premises neat, clean, and <br />free from dirt or rubbish at all times, and shall store all <br />trash and garbage within the Leased Premises, arranging for the <br />regular pick-up of such trash and garbage at Lessee's expense. <br />3.5. Lessee shall store all equipment and material~/supplies within <br />the confines of the building located on the Leased Premises. <br />Outside storage is specifically prohibited unless separate <br />written provisions are made with the Lessor. <br />3.6. During the term of this Lease, the Lessor agrees that Lessee <br />shall have unrestricted access to the runways, taxi-ways and <br />I <br />ramp now in existence on the Airport to the same extent that any <br />other parties may have use thereof. Lessor's failure to <br />continue the use of the Airport for airport and aviation <br />purposes shall constitute a default, and upon Lessee giving <br />notice to Lessor of such default and Lessor's failure to cure <br />said default within thirty (30) days after the giving of notice, <br />this Lease shall terminate and Lessee shall vacate the Leased <br />Premises no later than 120 days thereafter, during which time <br />the normal rental fees shall accrue; the date upon which the . <br />Leased Premises are vacated by Lessee shall be the date Lessee <br />is released from and relieved of all further obligations <br />thereafter to accrue hereunder. <br />ARTICLE IV. <br />Haintenance and Repair of Premises <br />4.1. Lessee shall keep the Leased Premises in good, clean condition <br />and shall make all needed repairs to all structures on the <br />-5- <br />
