<br />I :;"YG- <br /> <br /> <br /> <br /> <br /> <br /> <br />revenue funds for maintenance. The Lessor shall never have the <br /> <br /> <br />obligation to use general, operating or bond funds for <br /> <br /> <br />maintenance. <br />ARTICLE V. <br />Alterations and Fixtures <br />5.1. Lessee shall not make any alterations, additions, or <br />improvements to the Leased Premises without the prior written <br />consent of Lessor, except for the installation of unattached <br />movable trade fixtures. All alterations, additions, <br />improvements and fixtures (other than unattached, movable trade <br />fixtures) which may be made or installed by either party hereto <br />upon the Leased Premises shall become the property of Lessor at <br />the termination of this Lease for any reason w~atsoever, and at <br />the termination of this Lease shall remain upon and be <br />surrendered with the Leased Premises, unless Lessor requests <br />their removal, in which event Lessee shall remove the same and <br />restore the Leased Premises to their original condition at <br />Lessee's expense. <br />I <br />5.2. The Lessee shall submit to Lessor a sealed set of plans by a <br />licensed or registered professional structural engineer which <br />depict the desired alterations to the Leased Premises before <br /> <br /> <br />such alterations are begun. The plans shall reflect the <br /> <br /> <br />proposed changes to the building, the estimated cost of the <br /> <br /> <br />alteration and establish a time schedule for the completion of <br /> <br /> <br />the alterations. <br /> <br /> <br />5.3 Lessee shall prevent any lien or obligation from being credited <br /> <br /> <br />against or imposed upon the Leased Premises by reason of any <br /> <br /> <br />al tera tion, repair, labor performed or materials furnished to <br /> <br /> <br />the Leased Premises for or on behalf of Lessee, and Lessee will <br /> <br /> <br />I discharge any lien or charge immediately after the lien occurs <br />I <br /> <br />;~ or charges become due and payable, provided that in the event <br />Lessee disputes the lien or the claim upon which it is founded, <br />Lessee shall have the right, without discharging said lien, to <br />promptly pursue settlement or litigation thereof without paying <br />-7- <br />
