<br /> ~-- H <br /> ' S;l <br /> (8) to provide or arrange for training and certification, where <br /> applicable, for all FBO line service personnel in their <br /> aviation duties. <br /> (9) to perform minor repairs on a standby basis during daylight <br /> hours that the maintenance shop is closed; <br /> (10) to provide suitable hard surface aircraft parking, tie-down <br /> and hanger storage facilities; <br /> (11) to provide adequate ground equipment; ie., groundpower units, <br /> fire extinguishers, oxygen carts, portable compressed air, <br /> etc. <br /> (12) if painting is contemplated, facilities must meet local <br /> Building and Fire Codes. <br /> C. Responsibility for Damaqes. <br /> <br /> Lessee shall store its property in, and shall occupy said demised <br /> premises at its own risk. Lessor shall not be responsible or liable at <br /> any time for any loss to or damage of Lessees', its agents', servants', <br /> employees', machinery, airplanes or airplane parts or any other <br /> personal property of Lessee's business at airport. <br /> VI. Insurance and Indemnification <br /> I <br /> A. Fire, Windstorm and Extended Coveraqe Insurance. <br /> Lessor agrees to carry fire, windstorm and extended coverage <br /> insurance on the leased improvements as described in Exhibit IIA". It <br /> is understood and agreed that any loss payable thereunder shall be made <br /> to Lessor, and Lessor further agrees that it will expend any funds <br /> recovered by it under the terms of any such insurance policy or <br /> policies for reconstruction and repair of the damaged portion of said <br /> demised premises. Lessee shall promptly notify Lessor of the <br /> occurrence of fire or accident upon said demised premises. <br /> Lessee shall maintain at its own expense fire and extended <br /> coverage insurance on the permanent improvements located upon the <br />¡ ¿emised premises described in Exhibit "B" above and upon any aircraft <br /> stored, secured, placed, housed or located upon said demised premises. <br /> Should annual insurance premiums paid by Lessor in connection with <br /> the ownership, maintenance or use of the San Marcos Municipal Airport <br /> or any operations at the Airport or elsewhere which are necessary or <br /> incidental to the ownership, maintenance or use ever be increased <br /> -9- <br />
