<br />32K <br /> <br />XIV. Landlord's Lien <br />Lessee hereby gives to the Lessor a lien upon all of its property, <br />now or at any time hereafter placed in or upon the leased premises, to <br />secure the prompt payment of the rent herein stipulated to be paid for <br />the use of said premises, all exemptions of such property or any of it, <br />being hereby waived. <br />In the event Lessee shall fail or refuse to pay any rentals in <br />full when due, Lessee hereby grants Lessor the right to enter upon the <br />leased premises and to seize any or all property legally subj ect to <br />said lien; to hold said property until Lessee shall have paid all of <br />the arrearages plus a reasonable amount to compensate for the costs of <br />seizure and storage; or additionally at Lessor's option, to foreclose <br />said security interest under the Uniform Commercial Code of the State <br />of Texas, or in any other manner and form provided by law. The <br />statutory lien for rent is not hereby waived, but the express <br />contractual lien herein granted is in addition and supplemental <br />thereto. <br />xv. Miscellaneous Provisions <br />A. Inspections. <br />, <br />Inspections shall be conducted by Lessee on a regular basis of the <br />property described in Exhibit "A" and the aircraft storage hangar, <br />parking area, and appurtenances thereto located upon the demised <br />premises described in Exhibit "B" so as to provide conditions of <br />maximum safety for all persons and property therein contained. Lessee <br />shall have full responsibility for the storing, parking and securing of <br />all aircraft. The aircraft to be stored in the hangar and on the <br />parking area provided for herein and their contents are the sole <br />responsibility of the Lessee, and Lessor is specifically released from, <br />but without limitation, any liability or responsibility for setting of <br />parking brakes, placing of chocks or blocks, and the tying down of and <br />r inspection of the aircraft. Lessor shall have no responsibility at any <br />time to move any airçraft. Lessor shall not be responsible or liable <br />to Lessee or those claiming by, through, or under Lessee for any <br />defects, latent or otherwise, in the plans and specifications for <br />construction of and operation of the leased premises. <br />B.
