<br /> :?2A <br />areas of the terminal building. Lessor and Lessee understand that this <br />building is owned, controlled and maintained by Lessor and that Lessor <br />may from time to time institute policies which will facilitate its <br />control and maintenance. However, no such policies will be instituted <br />which will unreasonably interfere with Lessee's activities as an FBO or <br />that will require Lessee to relinquish or share use or occupancy of the <br />¿emised premises in the terminal building. <br /> B. Premises leased for aircraft storaqe, parkinq and office <br />maintenance and repair space. <br /> That certain parcel of land, located at the airport and designated <br />as Tract A-3, consisting of approximately 152,000 square feet, <br />including an aircraft hanger located on the tract, all of which is <br />fully described in Exhibit "B". This property shall be used as an <br />aircraft hangar and for office, classroom, and airoraft service and <br />maintenance space, food and drink sales, car rental, travel agency <br />services and other uses consistent with a full service FBO and shall be <br />maintained in compliance with all federal, state and local regulations. <br /> II. Te:nn <br /> The term of this lease shall commence on December 22, 1992, and <br /> , <br />extend for a period of twenty (20) years. <br /> III. Rent <br /> A. Rental for space in terminal buildinq for FBO. <br /> Lessee shall pay lessor consideration for the use of the premises <br />described in Exhibit "A" as follows: <br /> (1) Except as provided in paragraph C(l) and C(4) of this <br /> section, a fixed rental fee in the amount of EIGHT HUNDRED <br /> FIFTY and NO/I00 Dollars ($850.00) per month; <br /> (2) Except as provided below in paragraph C(2) of this section, a <br /> fuel flowage fee in the amount of four percent (4%) of the <br /> cost of all aviation fuel or gasoline delivered to Lessee for <br /> retail sales or other uses; and, <br /> (3) Except as provided in paragraph C(l), one percent (1%) of the <br /> gross receipts from all commercial activities conducted at <br /> the Airport, excluding fuel sales, sales or brokerage of <br /> aircraft, scheduled air carrier or airline charter <br /> -2- <br />
