Rental for premises leased for aircraft storaqe, parkinq, and <br />office, maintenance and repair space. <br /> Lessee shall pay Lessor consideration for the use of the premises <br />described in Exhibit "B" as follows: <br /> (1) Except as provided in paragraph C(l) and C(4), fixed rental <br /> fee in the amount of FIFTEEN HUNDRED and NO/I00 Dollars <br /> ($1,500.00) per month for the hangar located on the premises; <br /> and <br /> (2) Except as provided in paragraph C(l), C(3) and C(4), five <br /> cents ($.05) per square foot per year for the lease of the <br /> tract of land described in Exhibit "B..1I, amounting to <br /> $7,600.00 per year. <br /> C. Credit for investments in airport development. <br /> <br /> Lessee shall, within twelve (12) months of the execution of this <br />Lease Agreement, establish and maintain throughout the first five years <br />¡. <br />of this Lease a business operation providing a minimum of twenty (20) <br /> , <br />full-time employees at the airport. Also, within twelve months of the <br />execution of this agreement, Lessee shall locate or base at the <br />airport, and render for tax purposes, taxable assets with a fair market <br />value of, at least, $1,000,000.00. In consideration of this job <br />creation and rendering of assets, Lessor agrees to the following: <br /> (1) Rental fees due under provisions of Paragraphs A(l), B (1) and <br /> B(2), above shall be subject, for the first ten years of this <br /> Lease Agreement, to a reduction in an amount equal to the <br /> costs of moving existing business operations from Austin, <br /> Texas to San Marcos, Texas and establishing and equipping <br /> additional aviation business operations at the airport. The <br /> total amount of expenses credited against the rentals due <br /> shall not exceed SEVENTEEN THOUSAND FIVE HUNDRED AND NO/100 <br /> Dollars ($17,500) for each of the ten, one year periods <br /> thereby not totaling in excess of ONE HUNDRED SEVENTY-FIVE <br /> THOUSAND and No/I00 Dollars, ($175,000.00).
