RELEASE AND OUITCLAIM STATE OF TEXAS COUNTY OF HAYS Date: Grantor: The City of San Marcos, Texas, a municipal corporation, 630 E. Hopkins, San Marcos, Texas 78666 Grantee: Eighteen San Marco Corporation, a Texas Corporation, 7501 Keele Street, Concord, Ontario, Canada L4KIY2 Consideration: Ten dollars and other good and valuable consideration, the receipt and sufficiency of which is acknowledged. Property: Lot Three ( 3 ), Clarewood Addition, anaddi tion to the City of San Marcos, Hays County, Texas according to the map or plat thereof recorded in Volume 4, Page 22, Plat Records of Hays County, Texas. For the consideration Grantor releases and quitclaims to Grantee all of Grantor's right, title and interest in and to the property by virtue of electric power line easements granted to the Texas Power and Light Company dated December 2, 1935 and recorded in Volume 110, Page 523 of the Hays County Deed Records, and dated July 15, 1938 and recorded in Volume 117, Page 180 of the Hays County Deed Records; these easements having been transferred to Grantor by the Lower Colorado River Authority by instrument dated October 30, 1986 and recorded in Volume 634, Page 818 of the Hays County Deed Records; to have and to hold it to Grantee, its successors and or assigns forever. Grantor expressly reserves to itself, its successors and assigns any and all public utility, drainage, and right of way easements as shown on the plat of the property recorded in Volume 4, Page 22 of the Plat Records of Hays County, Texas.
