l3.10 The term "lease year," shall, in the case of the first lease year, include twelve full calendar months from the effective date of the Lease. Each subsequent lease year shall mean a period of twelve full calendar months commencing with the date following the last day of the first lease year, and each subsequent anniversary of that date. 13.11 CITY agrees that if any future construction occurs on the site of the leased premises, such construction shall be planned and conducted in such a way as to cause no obstruction of the HCAD's use of the property during normal business hours. l3.l2 HCAD warrants and represents that it has full authority to enter into this Lease, and that it has complied with all statutory prerequisites to its entering into this Lease. l3.l3 The CITY warrants and represents that it has full authority to enter into this Lease, that it owns the leased premises and the forty (40) parking spaces made the subject of this Lease, that it has the sole authority to grant this Lease to the HCAD, and it has compiled with all statutory prerequisites to its entering into this Lease. ARTICLE XIV NOTICES l4.l Wherever any notice is required or permitted in this Lease, it shall be in writing. Any notice or document required or permitted to be delivered, whether actually received or not, when deposited in the United States mail, postage prepaid, certified mail, return receipt requested, addressed to the parties at the respective addresses set out opposite their names below, or at such other addresses as they have specified by written notice is deemed to be delivered.
