<br /> l3.10 The term "lease year," shall, in the case of the first lease <br /> year, include twelve full calendar months from the effective date <br /> of the Lease. Each subsequent lease year shall mean a period of <br /> twelve full calendar months commencing with the date following the <br /> last day of the first lease year, and each subsequent anniversary <br /> of that date. <br /> 13.11 CITY agrees that if any future construction occurs on the <br /> site of the leased premises, such construction shall be planned <br /> and conducted in such a way as to cause no obstruction of the <br /> HCAD's use of the property during normal business hours. <br /> l3.l2 HCAD warrants and represents that it has full authority <br /> to enter into this Lease, and that it has complied with all <br /> statutory prerequisites to its entering into this Lease. <br /> l3.l3 The CITY warrants and represents that it has full authority <br /> to enter into this Lease, that it owns the leased premises and the <br /> forty (40) parking spaces made the subject of this Lease, that it <br /> has the sole authority to grant this Lease to the HCAD, and it has <br /> compiled with all statutory prerequisites to its entering into <br /> this Lease. <br /> ARTICLE XIV <br /> NOTICES <br /> l4.l Wherever any notice is required or permitted in this Lease, <br /> it shall be in writing.
