<br /> CITY within ten (10) days of the inception of the policy by the <br /> insurance company. The limits of any insurance coverage herein <br /> required shall not limit CA's liability under the preceding <br /> section. <br /> 8.7 CA warrants that any contractor engaged to perform <br /> construction, repair or maintenance work on the leased premises <br /> shall qualify, and make any and all payments under the terms of <br /> the Texas unemployment laws and will carry worker's compensation <br /> insurance as required by statute. CA further warrants that the <br /> contractor shall maintain and keep in force from the date <br /> construction begins until the date the leased premises are <br /> surrendered to CA for occupancy, property insurance with extended <br /> coverage in a sum not less than the replacement value of the <br /> improvements on the leased premises with a company or companies <br /> licensed to do insurance business in Texas and public liability <br /> and property damage insurance in the minimum limits specified in <br /> paragraph 8.5 of this lease. <br /> 8.8 CA agrees to keep and maintain in effect and make any and all <br /> payments under the terms of the Texas unemployment laws and will <br /> carry worker's compensation insurance as required by statute. <br /> ARTICLE 9 <br /> NONLIABILITY FOR CERTAIN DAMAGES <br /> 9.1 The CITY shall not be liable to CA for any injury to person <br /> or damage to property that may be occasioned by or through the <br /> acts or omissions of any persons not employees, officers or agents <br /> of the CITY. <br /> ARTICLE 10 <br /> ACCESS TO PREMISES <br /> 10.1 The CITY shall have the right to enter upon the leased <br /> premises at all reasonable hours for the purpose of inspection. <br /> The CITY shall not be liable to CA for any expense, loss, or <br /> damage from the CITY's entry upon the premises. <br /> ARTICLE 11 <br /> ASSIGNMENT AND SUBLETTING <br /> 11.1 CA shall not assign or in any manner transfer this Lease or <br /> -6- <br />
