<br /> 18 <br /> PROFESSIONAL SERVICES AGREEMENT <br /> STATE OF TEXAS <br /> KNOW ALL PERSONS BY THESE PRESENTS <br /> CITY OF SAN MARCOS <br /> This AGREEMENT is made this the 8th day of April , <br /> 19 91 , between the CITY OF SAN MARCOS, TEXAS, hereinafter referred to <br /> as "OWNER", 630 East Hopkins, San Marcos, Texas 78666, and JEFFREY H. <br /> KESTER AND ASSOCIATES, hereinafter referred to as "ARCHITECT", for <br /> Lrchi tectural services in connection with an addition to the Public <br /> forks Warehouse Building, located at 630 E. Hopkins, San Marcos, Texas. <br /> WITNESSETH: OWNER and ARCHITECT do hereby agree as follows: <br /> ARTICLE 1 <br /> ARCHITECT'S SERVICES MID RESPONSIBILITIES <br /> 1.1 ARCHITECT shall provide architectural, structural, mechanical and <br /> electrical design, construction documents, assistance with bidding, and <br /> contract administration for an addition to the San Marcos Public Works <br /> Warehouse Building as well as the preparation of plans and technical <br /> specifications related to the Project. The ARCHITECT's Basic Services <br /> shall consist of the phases described in Paragraphs 1. 3 through 1. 7. <br /> 1.2 STAImARDS OF PERFORIIANCE In the performance of all architectural <br /> services in connection with this Agreement, the ARCHITECT shall use <br /> that degree of care and skill ordinarily exercised for similar projects <br /> by architects licensed to practice in the State of Texas. <br /> 1.3 PRE-DESIGN PHASE ARCHITECT shall provide measurements of the <br /> existing building site, as required; a survey of existing electrical <br /> outlets and fixtures, existing grades, slopes, demolition requirements, <br /> etc.; and measured drawings of the Project area. <br /> 1.4 DESIGN DEVELOPIŒNT PHASE Based on the Schematic Design Documents <br /> lnd any adjustments authorized by the OWNER in the Project budget, and <br /> \RCHITECT's pre-design work, the ARCHITECT shall prepare, for review <br /> and approval by the OWNER, Design and Construction Documents to fix and <br /> describe the size and character of the entire Project as to <br /> architectural, structural, mechanical and electrical systems, <br /> materials, and such other elements as may be appropriate, including: <br /> 1. Preliminary design of floor plan and exterior elevations for <br /> Owner's review. <br /> 2. Revisions as required and development of design for Owner's <br /> review and approval. <br /> 3. Finished construction drawings, to include: <br /> A. Site Plan <br /> B. Demolition Plan <br />
