<br /> -5- <br /> coverage in a sum not less than the replacement value of the <br /> improvements on the leased premises with a company or companies <br /> licensed to do insurance business in Texas and public liability <br /> and property damage insurance in the minimum limits specified in <br /> paragraph 6.5 of this lease. <br /> 5.8 HS agrees to keep and maintain in effect and make any and all <br /> payments under the terms of the Texas unemployment laws and will <br /> carry worker's compensation insurance as required by statute. <br /> ARTICLE 7 <br /> NONLIABILITY FOR CERTAIN DAMAGES <br /> 7.1 The CITY shall not be liable to HS for any injury to person <br /> or damage to property that may be occasioned by or through the <br /> acts or omissions of any persons not employees, officers or agents <br /> of the CITY. <br /> ARTICLE 8 <br /> ACCESS TO PREMISES <br /> 8.1 The CITY shall have the right to enter upon the leased <br /> premises at all reasonable hours for the purpose of inspection. <br /> The CITY shall not be liable to HS for any expense, loss, or <br /> damage from the CITY's entry upon the premises. <br /> ARTICLE 9 <br /> ASSIGNMENT AND SUBLETTING <br /> 9.1 HS shall not assign or in any manner transfer this Lease or <br /> any interest in it or sublet the premises or any part of them <br /> without prior written consent of the CITY. Consent shall not be <br /> unreasonably withheld and the reason for not granting consent <br /> shall be made in writing to the HS. Consent by the CITY to one or <br /> more assignments or sublettings shall not operate as a waiver of <br /> the CITY's rights as to any subsequent assignments and <br /> sublettings. Notwithstanding any assignment or subletting, HS <br /> shall at all times remain fully responsible and liable for the <br /> payment of the rent and for compliance with all of its other <br /> obligations under this Lease. <br /> 9.2 In the event of the transfer and assignment by the CITY of <br /> its interest in this Lease and in the leased premises to a person, <br /> firm or corporation which assumes the CITY's obligations under <br /> this Lease, the CITY shall be released from any further <br /> obligations and HS agrees to look solely to the successor in <br />
