<br />Industrial District (l)
<br />The largest percentage ofthe acreage in Sector Four is zoned Industrial Di~t:ric~ (31~).
<br />The uses permitted in the I District include automotive shops, heavy eqtiiplJleI)t:~~les"~d
<br />service, lumberyards, warehouses, petroleum bulk stations, laboratories~ l11anitfacttiring
<br />or assembly plants and other related uses. The I District includes any u~eperplitt~d in
<br />the LI District but excludes any use permitted in the C District. Specifib'~uses:m 'the I
<br />District include any use in the LI District or a planned industrial park. The majority of
<br />land zoned I in Sector Four is located along IH-35 between Ellis Str~et iuld McCarty
<br />Lane. In addition, the majority of the vacant land in Sector Four is zoned industrial.

<br />Commercial District (C)
<br />The second largest percentage ofthe acreage in Sector Four is zoned Commercial Dh;trict
<br />(18%). The uses permitted in the C District include most types of for-plqlji'/brl$fne:ss,
<br />retail and offices uses. Specific uses in the C District include' )no)Ji1~1tQQles,
<br />establishments which dispense liquor, wine or beer for on-premise consump:6.Qi( mixed
<br />use buildings, automotive body/paint shops and veterinary services. The maj9rity'oflarid
<br />zoned C in Sector Four is located along IH-35, Hopkins, CheathamStree't;,Centerpoint
<br />Road, Guadalupe Street, LBJ Drive, Riverside Drive and C.M. Aflen Parkway.

<br />Single-Familv Dwelling District (R-l)
<br />Approximately 15% of the acreage in Sector Four is zoned Single-Family, DW~II!!lg
<br />District. The uses permitted in the R-1 District include single-family defuc~ed,4weIIirig
<br />units, accessory buildings and group homes. Specific uses in the R-l D~Sfr1~t iQcIUde
<br />churches and home occupations. The majority of land zoned R-I in,Secior'Four is
<br />located in the East Guadalupe, Rio Vista and Victory Gardens neighborhoods.

<br />Public and Institutional District (P)
<br />Approximately 13% of the acreage in Sector Four is zoned Public and Institutional
<br />District. The uses permitted in the P district include governmental buildings.pllrks,
<br />cemeteries, airports, hospitals, churches, utility substations, communication: iowers,and
<br />public and private education institutions. Specific uses in the P Di~~jct. incJude
<br />establishments that dispense liquor, wine and/or beer for on-premise cons~Ii1p~i5?ri,:and
<br />fratemitylsorority buildings. The majority ofland zoned P in seCtor FoudtB.icentcnnial
<br />Park, Children's Park, H.E.B. Park, Rio Vista Park, Veterans Park, Victory G~deps Park,
<br />the City Hall complex, Police Headquarters, SMCISD Administration and'thetloodway
<br />along Willow Springs Creek.

<br />Light Industrial District (LI)
<br />Approximately 12% ofthe acreage in Sector Four is zoned Light Industrial District ,The
<br />uses permitted in the LI District include automotive shops, heavy equipment sales and
<br />service, lumberyards, warehouses, petroleum bulk stations, laboratories, manufacturing
<br />or assembly plants and other related uses. Specific uses in the LI distri~t inf;lude any use
<br />permitted in the C district and planned industrial parks. The majority of th.e land zo~ed
<br />LI is Thermon, Gulf Business Fonns, Parkview Metal Products, North Carolina
<br />Furniture, Mensor, Golden Villas, American Target, and a vacant tract where the two
<br />railroad tracts converge.
