<br />Chapter 2 <br /> <br />Sector Four Today <br /> <br />Agricultural-Ranch District (A-R) <br />Approximately 4% of the acreage in Sector Four is zoned Public and InstitutiopaJ <br />District. The uses permitted in the A-R District include group hOllI.es{and:-:!~mg, <br />ranching or related activities. Specific uses in the A-R District include singl~--fatriily <br />dwellings, mobile homes, home occupations, and residential care faciliti~~~' 'I11eland <br />zoned A-R is the vacant land along IH-35 south of Centerpoint Road to the south em city <br />limits. <br /> <br />Pre-Development District (PD) <br />Approximately 3% of the acreage in Sector Four is zoned Pre-Development Distript.. The <br />PD District is designed to promote orderly, timely, economical growth and tQ'r~gniZe <br />current land use conditions. The uses permitted in the PD district, i~~lude:,;~g, <br />ranching, related activities and accessory uses, including the owq.er:$ ~fnBJ~:r@fJ~ly <br />dwetlings. Specific uses in the PD district include single-familydwellings'alltfaCeessoD' <br />uses, mobile homes, home occupations and group homes. The land zoned i':Ris: the <br />vacant land along IH-35 between McCartY Lane andCenterpoint Road. <br /> <br />Single-Family, Duplex and Neif?hborhood Business District (M) <br />Approximately 2% of the acreage in Sector Four is zoned Single-Family, puplex'and <br />Neighborhood Business District. The M district classification is being phaSed:orit. No <br />building permits or site development permits are being issued for new Con~~tion Qf <br />principal buildings located on any propertY zoned M until anapplicationj~"sUbwiU~d-to <br />change the zoning classification in conformance with the zoning ordinaIfce,and tl)e'~ity's <br />master plan. However, permits may be issued for remodeling. and repaii~r{~iistfrtg <br />buildings for uses that are listed as permitted in this district witl:u)ut applyingJpr:if: zoning <br />change. The uses permitted in the M district include single-family de'ach~:~w~I1ings, <br />duplexes, neighborhood businesses, professional offices, churches, day .care,centers, <br />clinics, convalescent homes, nursing homes, and group homes. Specific uses. in the M <br />district include residential care facilities. The land zoned M in Sector Four is located in <br />the Victory Gardens neighborhood. <br /> <br />Multi-Family District (MF-2) <br />Less than 1% of the acreage in Sector Four is zoned Multi-Family District. MF-2 <br />development is defined as 12 dwelling units or fewer per gross acre. The pennitte~ uses <br />in the MF-2 Districts includes townhouses; duplexes, multiple dwelJi(ig., uoits, <br />condominiums, lodging homes, boarding homes and group homes. Specinc use~ui the <br />MF-2 District include home occupations, residential care facilities, churches~diy'care <br />centers and pre-elementary schools. The only land zoned MF-2 in Sector Fou'ris the 30 <br />unit Chapultepec complex on LBJ Drive. <br /> <br />Mobile Home and Residential District (MR) <br />Less than 1% of the acreage in Sector Four is zoned Mobile Home and Residential <br />District. The uses pennitted in the MR District include mobile homes, single-family <br />dwellings, group homes, and accessory, storage or portable buildings.
