<br /> loading areas adjacent to the Lease Premises neat, clean, and <br /> free from dirt or rubbish at all times, and shall store all <br /> trash and garbage within the Leased Premises, arranging for the <br /> regular pick-up of such trash and garbage at Lessee's expense. <br />3.5. Lessee shall store all equipment and materials/supplies within <br /> the confines of the building located on the Leased Premises. <br /> Outside storage is specifically prohibited unless separate <br /> written provisions are made with the Lessor. <br />3.6. During the term of this Lease, the Lessor agrees that Lessee <br /> shall have unrestricted access to the runways, taxi-ways and <br /> ramp now in existence on the Airport to the same extent that any <br /> other parties may have use thereof. Lessor's failure to <br /> continue the use of the Airport for airport and aviation <br /> purposes shall constitute a default, and upon giving notice by <br /> Lessee to Lessor of such default and failure to cure default <br /> within thirty (30) days after the giving of notice, this Lease <br /> shall terminate and Lessee shall vacate the Leased Premises no <br /> later than 120 days thereafter, during which time the normal <br /> rental fees shall accrue; the date upon which the Lease Premises <br /> are vacated by Lessee shall be the date Lessee is released from <br /> and relieved of all further obligations thereafter to accrue <br /> hereunder. <br /> ARTICLE IV. <br /> !laintenance and Repair of Premises <br />4.1. Lessee shall keep the Leased Premises in good, clean condition <br /> and shall make all needed repairs to all structures on the <br /> premises, except the foundation, exterior walls and roof. <br /> Lessor is responsible to maintain and repair the foundation, <br /> exterior walls and roof; however, Lessor reserves the right not <br /> to perform such repairs if Lessor, in its sole discretion, so <br /> chooses. In the event that Lessor chooses not to make needed <br /> repairs to the foundation, exterior walls or roof, Lessee may <br /> terminate this Lease upon 30 days written notice to Lessor. <br /> Lessee agrees that any termination resulting from Lessor's <br /> choice not to make said repairs shall not entitle Lessee to any <br /> -5- <br />
