<br />utility connection plans; drainage plans; furniture, parking and <br />landscaping plans. The ARCHITECT shall prepare outline specifications <br />which define all material types and finishes to be used and develop <br />detailed cost estimates for the entire project. The ARCHITECT shall <br />inlcude in the design development documents life cycle costing, value <br />engineering, maintainability, energy management, and staffing <br />projection studies for the Project. Colored floor plans, elevations <br />and color boards will be provided in order to clearly describe the <br />character and appearance of the interior and exterior of the building, <br />the furnishings, and proposed site improvements. <br />1.2.2 Construction Contract Documents <br />Based on the design development documents and any further <br />adjustments authorized by the CITY in the scope, quality or budget of <br />the Project, the ARCHITECT shall prepare construction contract <br />documents using forms supplied by the CITY. These contract documents <br />shall include detailed plans and specifications required for the <br />project to be accurately bid and efficiently constructed. The <br />ARCHITECT shall also prepare specifications for all furniture, <br />fixtures, equipment and landscaping required for the Project. <br />The ARCHITECT shall insure that all documents comply with all <br />applicable construction and development codes, local regulations and <br />ordinances and other federal and state regulations which are known or <br />which should reasonably be known to the ARCHITECT including those <br />required by the CITY's LSCA Title II public library construction <br />contract. <br />The ARCHITECT shall conduct a review meeting with the CITY prior <br />to completion of the construction contract documents. <br />The ARCHITECT shall prepare a final and detailed construction <br />estimate and present it along with the contract documents to the CITY <br />for review and approval. <br />1.2.3 Bidding <br />The ARCHITECT, following the CITY's approval of the construction <br />contract documents and of the latest detailed cost estimate for each <br />phase of the Project program, shall assist the City in obtaining bids, <br />tabulating bids, and in awarding the contract for construction. The <br />ARCHITECT shall assume the responsibility for the printing and binding <br />of the contract documents in a number to be determined by consultation <br /> <br />-5- <br />
