<br />The ARCHITECT shall present the program to the CITY I S Project <br />Representative and to the Texas State Library for approval prior to <br />initiating the design development phase of the project. <br />1.1.3 Schematic Design <br />Working with the CITY I S Project Representative, the ARCHITECT <br />shall use the approved site plan and building program to prepare <br />several preliminary schematic plans and elevations for the new <br />library. After a preferred scheme is selected by the City <br />Representative and other appropriate parties, the ARCHITECT shall <br />develop schematic design documents for the public library. These <br />documents shall include schematic floor plans which illustrate the <br />scale and relationship of all functional areas of the library, <br />elevation and form studies, proposed furniture layouts, color schemes <br />and landscaping plans, and a life cycle cost analysis of proposed <br />construction methods and materials, structural systems, and HVAC <br />systems to be used in the facility. <br />1.1.4 Surveying and Testing <br />The ARCHITECT shall establish the scope and advise the CITY of any <br />field surveys and tests, not within the scope of the ARCHITECT's <br />services, which in the opinion of the ARCHITECT may be required for <br />design and shall submit a request to the CITY for such work to be done <br />for the CITY's account. ARCHITECT shall make a recommendation to the <br />CITY regarding the firm( s) to be used for the provision of these <br />services. <br />1.1.5 Cost Estimating <br />Based on the schematic design documents the ARCHITECT shall <br />prepare detailed cost estimates and outline specifications for the <br />Project. <br />1.2 DESIGR DEVELOPIIEft PHASE <br />1.2.1 Design Development <br />Based on the Schematic Design Documents and any adjustments <br />authorized by the CITY in the Project program or budget, the ARCHITECT <br />shall prepare, for review and approval by the CITY, design development <br />drawings and documents which describe the size, character and estimated <br />cost of the entire Project. These documents shall include site plans; <br />floor plans; building elevations; wall sections; structural system <br />plans; mechanical, electrical, plumbing and lighting system layouts; <br /> <br />-4- <br />
