<br /> § 36-2 SAN MARCOS RIVER CORRIDOR § 36-2 <br /> the San Marcos River to its intersection with the begin- <br /> ning point near the intersection of Ed J.L. Green and West <br /> Laurel, then southeast along a line to the headwaters of <br /> San Marcos River in Spring Lake. <br /> See Annex 1 for the map of the SMRC. As land is annexed <br /> into the City of San Marcos, and the city's extraterritorial <br /> jurisdiction is extended in the vicinity of the San Marcos <br /> River, the boundaries of the SMRC shall be extended au- <br /> tomatically without further action by the city council in <br /> accord with the three-part description in paragraph one of <br /> this subsection. <br /> (2) The director of environment and engineering shall inter- <br /> pret the boundaries of the San Marcos River corridor from <br /> topographic, hydrologic <.::.ad biological data based on the <br /> above-defined boundari~s. <br /> (3) The city council shall periodically, with the assistance of <br /> the director, review the boundaries of the SMRC. The city <br /> council shall consider in this review and in considering <br /> revising the boundaries: <br /> (a) Revised FEMA floodplain maps; <br /> (b) Water quality monitoring data; and <br /> (c) The effectiveness of this chapter's measures which are <br /> designed to protect the river. <br /> (C) From and after the effective date of this chapter, no build- <br /> ing permit nor any subdivision plat shall be approved within the <br /> area defined as the San Marcos River corridor unless the follow- <br /> ing conditions have been met: <br /> (1) Zoning required for SMRC subdivisions. <br /> (a) All subdivisions within the m.,1RC, .which are larger <br /> than two (2) acres or which will contain nonresiden- <br /> tial structures that total five thousand (5,000) square <br /> feet or more, or which will contain more than six (6) <br /> residential units, shall be planned development dis- <br /> trict subdivisions and shall be zoned PDD. Subdivi- <br /> sions in which the smallest lot is ten (10) acres or <br /> greater in size shall not be required to he a PDD <br /> subdivision or be in the PDD zoning district. <br /> SuPp.
