<br /> § 36-2 SAN MARCOS CODE § 36-2 <br /> (b) Rezoning, if necessary, shall be initiated by the subdi- <br /> vision owner prior to submission of a plat for the plan- <br /> ning commission's consideration for approval. <br /> (2) Site plan required. <br /> (a) All development or construction within the city limits <br /> of San Marcos and within the SMRC shall be required <br /> to have a site plan approved. This site plan shall be <br /> part of the zoning application if rezoning is necessary, <br /> and shall be approved by the city council. If rezoning <br /> is not necessary or is inapplicable, the site plan shall <br /> be approved by the planning commission. The com- <br /> mission shall act on the site plan within thirty (30) <br /> days of its submission. If the site plan is not acted on <br /> within thirty (30) days, the applicant may appeal to <br /> and request approval from the city council which shall <br /> consider the site plan at its next regular meeting held <br /> at least seven (7) days from filing of the appeal with <br /> the city secretary. <br /> (b) If the development is a PDD, the requirements of the <br /> PDD development plan shall apply and shall, in addi- <br /> tion, include or be supplemented by the requirements <br /> for the SMRC site plan. The SMRC site plan require- <br /> ments are'as follows: <br /> 1. Submitted in twenty-five (25) copies. <br /> 2. Have a scale of one (1) inch to two hundred (200) <br /> feet ifthe development is a PDD, or one (1) inch to <br /> one hundred (100) feet, otherwise. <br /> 3. The location of each building, its use, height, num- <br /> ber of stories and gross area shall be shown. <br /> 4. All impervious cover and its area and use shall be <br /> shown. <br /> 5. All locations of access to public or private streets <br /> by driveways or driving lanes shall be shown. <br /> 6. The location and width of all public right-of-way <br /> or private easements, and the width of street pave- <br /> ment shall be shown. <br /> 7. All pedestrian walks by width and type of surface <br /> shall be shown. <br /> 8. Existing trees and proposed landscaping shall be <br /> shown. <br /> Stipp. No. 23 1060.146 <br />
