<br />PROPOSAL FOR RENEWAL OF LEASE OF <br />PARK PROPERTY BY CITY OF SAN MARCOS <br />TO SAN MARCOS LIONS CLUB <br /> <br />The City of San Marcos (the City) shall lease to the San <br />Marcos Lions Club (the Lions Club) the storage and bathroom <br />portions of the recreation building (the Leased Premises) in <br />the San Marcos City Park, together with access through the <br />adjacent parking lot, for the purpose of conducting an inner <br />tube rental operation. This lease will be subject to the <br />following terms and conditions: <br /> <br />( 1) <br /> <br />(2) <br /> <br />(3) <br /> <br />(4 ) <br /> <br />The LIONS CLUB OF SAN MARCOS, hereinafter called <br />Club, shall have possession of the storage and <br />bathroom portions of said recreational building, <br />and access through the parking lot adjacent to <br />those portions of such building, for the purpose <br />of conducting a tube rental operation on the San <br />Marcos River, from April 11, 1991, through April <br />10, 2001, together with two (2) consecutive five <br />(5) year renewable options to continue such rental <br />in favor of the Club, the first of which options <br />to commence, if exercised, on April 11, 2001, and <br />the second of which options to commence, if <br />exercised, on April 11, 2006. <br /> <br />The Lions CLub shall maintain the leased <br />as four (4) storage rooms (one of which <br />usable for storage by the City Parks and <br />Recreation Department as needed) and two <br />bathrooms. <br /> <br />premises <br />shall be <br /> <br />The Lions Club shall paint the exterior of the <br />Leased Premises every two (2) years, and shall <br />paint the interior of the storage portions of the <br />building every fifth (5th) year, and shall paint <br />the bathrooms every year. In the event the City <br />paints the exterior of the remiaining portions of <br />the recreation building more often than every two <br />(2) years, the Lions Club shall paint the exterior <br />of its portions of the building at least as often <br />as the city. <br /> <br />The Lions Club shall pay all lighting and heating <br />costs attributable to the Leased Premises. <br />
