Herrera by the <br />aforementioned deed recorded in Volume 221, Page 478, Hays <br />County Deed Records; <br /> <br />THENCE, leaving the said Van Rea tract, with the southeast line <br />of the said Herrera Second Tract, N 44 12' E, 191.12 feet to a <br />1" iron pipe found at the east corner of the said Herrera <br />Second Tract, and from which a 5/8" iron stake found bears, N <br />88 37' E, 4.05 feet; <br /> <br />THENCE, leaving the said Herrera Second Tract, N 44 04' E, <br />50.09 feet to a 3/4" iron pipe found, and being the south <br />corner of that 1.25 acre tract of land described as the First <br />Tract as conveyed to Alfred C. Herrera by the aforementioned <br />deed, and from which a 5/8" iron stake found bears, N 84 42' E, <br />3.70 feet; <br /> <br />THENCE, with the southeast line of the said Herrera First <br />Tract, N 44 13' E, at about 175 feet passing the west corner of <br />a 16" water line easement of record in Volume 316, Page 13, <br />Hays County Deed Records and continuing on in all, 191.05 feet <br />to an iron stake with an aluminum cap marked "Pro-Tech Engr" <br />set at the east corner of the said Herrera First Tract, a north <br />corner of the said Hays County 7.79 acre tract, and a north <br />corner of the said 16 foot water line easement, for a north <br />corner of the tract herein described, same being on the south <br />line of that 1.31 acre tract of land conveyed to William F. <br />Leonard by Karen Koch Spivey and Duanne Foster by deed dated <br />September 18,1980 and recorded in Volume 347, Page 618, Hays <br />County Deed Records, and from which a 1/2" iron stake found in <br />concrete bears N 47 20' W, 245.47 feet, and a 5/8" iron stake <br />found bears N 47 52' E, 2.85 feet; <br /> <br />THENCE, leaving the said Herrera First Tract, with the <br />northeast line of the said Hays County 7.79 acre tract and the <br />northeast line of the said 16 foot water line easement S 47 20' <br />E, at about 28 feet passing the south corner of the said <br />Leonard 1.31 acre tract, the west corner of that 1.5 acre tract <br />of land conveyed to Hattie Calvin by Willie Lee Tolbert by deed <br />dated December 22, 1971, and recorded in Volume 267, Page 159, <br />Hays County Deed Records, passing the south corner of the said <br />Calvin 1.5 acre tract, the west corner of that tract of land <br />shown as the Manuel Morino Tract by the City of San Marcos Tax <br />Records, at about 312.86 feet passing 3.0 feet southwest of I" <br />iron pipe found for the southwest corner of the said Morino <br />tract, and the west corner of that tract of land shown as the <br />Robert Ramirez Tract by the City of San marcos Tax Records, at <br />about 325.36 feet passing the aforementioned existing 8" water <br />line and continuing on in all, 380.32 feet to an iron stake <br />with an aluminum cap marked "Pro-Tech Eng" set at a corner of <br />the said Hays County 7.79 acre tract; <br /> <br />THENCE, S 45 26' E, at about 75 feet passing the south corner <br />of the said Robert Ramirez Tract, same being the west corner of <br />that 0.5 acre tract of land conveyed to the Texas Conference of <br />Seventh Day Adventist by F.A.
