STRIP 01;' LAND 15 FEET IN WIDTH, IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CALDWELL COUNTY, TEXAS BEING A PORTION OF THAT 40.85 ACRE TRACT DESCRIBED IN A DEED PROM THE UNITED STATES OF AMERICA TO THE CITY 01;' SAN MARCOS AS RECORDED IN VOLUME 374, PI'IGE 212 OF THE CALDWELL COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a concrete highway monument found for the west corner of the 40.85 acre tract and this tract at the intersection of the east line of the old San Antonio - Nacogdoches road and the north line of the M. K. [, T. Railroad right-of-way; THENCE with the common line of the 40.85 acre tract and the old road N 14° 03' 26" E 265.79 feet to a concrete highway monument in the southeast line of State Highway No. 21, THENCE with the common line of the 40.85 acre tract and State Highway No. 21 the following two courses: 1. N 410 55' 08" E 501.22 feet to an 1/2" iron rod found at the remains of a concrete highway monument for an angle point and 2. N 47° 04' 07" E 760.30 feet to a conrete highway monument for the north corner of the 40.85 acre tract and an east corner of the remaining portion of that 30 acre Second Tract described in a deed from W. C. Richards et ux to the United States of America dated December 31, 1942 and recorded in Volume 203, Page 149 of the Caldwell County Deed Records; THENCE leaving the h ig hway with the northeast line of the 40.85 acre tract S 41° 45' 50" E 15.00 feet to an 1/2" iron rod set for the east corner of this tract: THENCE crossing the 40.85 acre tract with a line 15 feet from and parallel to the northwest line of the 40.85 acre tract the following three courses: 1. S 47 ° 04' 07" W 75<;).32 feet to an angle point, 2. S 41" 55' 08" W 496.82 feet to an angle point and }. S 14° 03' 26" W 262.04 feet to a point for the south corner of this tract in the common southwest line of the 40.85 acre tract and the M.K.T.
