DESCRIPTION OF 2.77 ACRES, MORE OR LESS, OF LAND AREA, BEING A STRIP OF LAND 15 FEET IN WIDTH, IN 'rHE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CALDWELL COUNTY, TEXAS BEING A PORTION OF THAT 1303.055 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED FEBRUARY 14, 1966 AND RECORDED IN VOLUME 313, PAGE 463 OF THE CALDWELL COUNTY DEED RECORDS AND BEING A PORTION OF THAT 22.35 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED JANUARY 27, 1970 AND RECORDED IN VOLUME 335, PAGE 523 OF THE CALDWELL COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at an 1/2" iron rod set for the west corner of this tract and the remaining portion of the 1303.055 acre tract, the north corner of that 23.92 acre tract (being a portion of the 1303.055 acre tract) described in a deed from the City of San Marcos to the United States of America dated July 14, 1969 and recorded in Volume 372, Page 261 of the Caldwell County Deed Records, and being in the southeast line of State Highway No. 21, from which a concrete highway monument bears S 480 14' 13" W 440.13 feet; THENCE with the remains of an old fence line for the common northwest line of the 1303.055 acre tract and the 22.35 acre tract and southeast line of State Highway No. 21 the following six courses: 1. N 48° 14' 13" E 446.95 feet to a concrete highway monument found for an angle point, 2. N 47" 12' 57" E 1809.09 feet to a concrete highway monument for an angle point, 3. N 48° 18' 52" E 1614.48 feet to an 1/2" iron rod set for an angle point, 4. N 48° 16' 39" E 1800.92 feet to a conrete highway monument for an angle point, pass at 312.79 feet a point for an angle point in the northwest line of the 1303.055 acre tract and the southwest corner of the 22.35 acre tract and pass at 518.92 feet and at 600.92 feet 1/2" iron rods set; 5. N 50° 54' 22" E 824.65 feet to an 1/2" iron rod found for the north corner of the 22.35 acre tract and an salient corner of the 1303.055 acre tract, and 6. N 50° 52' 21" E 1548.79 feet to an 1/2" iron rod found for the north corner of this tract, a salient corner of the 1303.055 acre tract, and the west corner of that 25 acre tract described in a deed from the United States of America to Southwest Texas State University dated September 11, 1972 and recorded in Volume 351, Page 224 of the Caldwell County Deed Records; THENCE leaving the highway with the common line of the 1303.055 acre tract and the S.W.T.S.U. 25 acre tract S 47. 59' 20" 8 15.18 feet to an 1/2" iron rod set for the east corner of this tract; EXHIBIT liB"
