<br /> -7- <br /> damages, penalties, interest, court costs, legal fees and all <br /> othe r expenses occurring in connection with this Agreement, <br /> except those arising or resulting from the willful misconduct <br /> of Lessor or its agents, employees and contractors. Lessee <br /> agrees to investigate, respond to, and defend any such claims, <br /> demand, or suit at the sole expense of Lessee. The indemnity <br /> required hereunder shall not be limited by reason of the <br /> specification of any particular insurance coverage in this <br /> Agreement. Lessee further agrees to obtain from its <br /> contractors, subcontractors, and consultants the same <br /> indemnification in writing of Lessor as stated hereinabove. <br /> 17. Insurance: <br /> a. The Lessee shall, at its own expense, purchase and maintain <br /> such insurance as will protect it Erom claims as set forth <br /> below which may i:1rise out of its operations under this <br /> Agreement, whether such operations are by i tsel f or by ani <br /> subcontractor or by anyone directly or indirectly employed <br /> by any of them or by anyone for whose acts any of them may be <br /> liable: <br /> (1) Worker compensation insurance- s ta tu tory limits <br /> ( 2) Comprehensive general liability insurance- $250,000/ <br /> $500,000/$100,000 or $500,000 combined single 1 imi t. <br /> b.
