Additional Payments by Lessee: <br /> Lessee shall pay, in addition to the rental hereinabove <br /> specified, all pe rmi t fees, license fees, and any and all <br /> taxes required by law and/or by ordinances of the City of San <br /> ~1arcos, Texas, incurred or occasioned by Lessee's <br /> installation, use, operation, maintenance and/or removal of <br /> Lessee's equipment at, on, or from the leased premises. <br /> 13. Assiqnments: <br /> Lessee shall have the right to assign this Lease with Lessor's <br /> consent which shall not be unreasonably withheld to any <br /> corporation, or to any person or entity which acquires <br /> substantially all of Lessee's assets, provided that such <br /> assignee assumes in full all of Lessee's obligations under the <br /> lease. <br /> 14. Utilities: <br /> Lessee shall have all utility services used by it metered in <br /> its own name and shall promptly pay all bills therefor. <br /> 15. Lessor's Access To Leased Premises: <br /> Lessor shall at all times have access to the leased premises. <br /> 16. J."demnification: <br /> Lessee hereby agrees to protect, defend, indemnify and hold <br /> Lessor, and its employees, agents, officers and servants free and <br /> harmless from all losses, claims, liens, demands and causes <br /> of ac t ion of every kind includinrr, but not 1 imited to, the <br /> amounts of judgments, consequential and/or incidental <br />
