<br /> 16 <br />STATE OF TEXAS <br />COUNTY OF COMAL <br /> LEASE CONTRACT <br /> LANDMARK ENTERPRISES, by and through Richard E. Denson, Managing <br />Partner, hereinafter referred to as LESSOR, and the City of San Marcos, <br />Texas, by and through LARRY GILLEY, CITY MANAGER, hereinafter referred <br />to as LESSEE, have entered into the following lease contract, <br />TO WIT: <br /> WITNESSETH: <br /> I. LEASED PREMISES <br /> LESSOR hereby leases to LESSEE and LESSEE hereby leases from <br />LESSOR upon the herein recited terms and conditions approximately eight <br />hundred thirty-five (835) square feet of space in a building located at <br />166 Comal Avenue, New Braunfels, Comal County, Texas, as fully <br />illustrated in the attached drawing made a part of this contract <br />and hereinafter referred to as the leased premises, said leased <br />premises being situated on that real property more particularly <br />described as follows: <br /> Southeast 84' of Lot 43, Block 1005 as shown and designated on <br /> the plat of the City of New Braunfels, Comal County, Texas, <br /> which is recorded in Volume G, Page 127, Deed Records of Comal <br /> County, Texas. <br /> II. TERM AND "AT WILL" TERMINATION <br /> This lease contract shall be for a primary term beginning <br />:Ji/I)'- / , 1989, and ending September 30, 1990 unless <br />sooner terminated as provided hereinafter. Option is hereby granted <br />by LESSOR to LESSEE to extend said lease for one year beginning October <br />1, 1990, and ending September 30, 1991, on the same terms and <br />conditions as stated herein provided that: <br /> a. LESSEE shall provide LESSOR at least forty-five (45) days <br /> written notice prior to the termination of the primary lease <br /> term of its intent to exercise its option to renew and <br /> extend said contract, and, <br />
