<br />operation as FBO, LESSEE shall provide, at a minimum, the essential
<br />services of retail fuel sales, public access to and control of, as
<br />delegated by the City, the general aviation terminal building and its
<br />public facilities and amenities, and, shall, at the discretion of the
<br />City, establish, maintain, and operate an Airport Advisory Service
<br />(UNICOM) to accomodate arriving and departing aircraft.
<br />LESSEE shall have the use and custody of, and is hereby delegated
<br />the control over the aviation fuel storage and dispensing facility
<br />containing fuel storage tanks, pumps, dispensing equipment and other
<br />associated equipment for the purpose of providing retail aviation fuel
<br />sales and aviation services.
<br /> As a full service FBO, LESSEE may furnish, in addition to the
<br />minimum, essential services required to be furnished as set forth
<br />above, aircraft servic i ng associated with retail fuel sales, aircraft
<br />storage, aircraft rental, aircraft charter, air taxi, flight training,
<br />aircraft maintenance and repair, sales of aviation parts and supplies,
<br />and aircraft sales.
<br /> LESSEE shall store its property in, and shall occupy said demised
<br />premises and all other portions of Airport at its own risk. LESSOR
<br />shall not be responsible or liable at any time for any loss to or
<br />damage of LESSEE'S, its agents', servants', employees', tenants', or
<br />business invitees' merchandise, equipment, fixtures, machinery,
<br />airplanes or airplane parts or any other personal property of LESSEE'S
<br />business at Airport.
<br /> LESSEE agrees to operate said demised premises for the use and
<br />benefit of the public and further agrees:
<br /> (1) to furnish good, prompt and efficient service adequate to meet
<br /> all the demands for its services at Airport;
<br /> ( 2) to furnish said service on a fair, equal and non-
<br /> discriminatory basis to all users thereof;
<br /> ( 3) to charge fair, reasonable and non-discriminatory prices for
<br /> each unit of sale or service, provided that LESSEE may be
<br /> allowed to make reasonable and non-discriminatory discounts,
<br /> rebates or other similar types of price reductions to volume
<br /> purchasers.
<br /> B. Other Provisions Pertaining to Premises Leased for Aircraft
<br /> Storage, Parking, and Office, Maintenance and Repair Space.

<br /> Inspections shall be conducted by LESSEE on a regular basis of the
<br />aircraft storage hangar, parking area, and appurtenances thereto
