<br /> -4- <br /> rules and regulations and requirements imposed by the Building, Fire, <br /> Health, Pol ice and other Departments of LESSOR throughout the term <br /> of this Agreement, and LESSEE shall promptly comply at LESSEE's sole <br /> expense with all local, state and federal governmental ordinances, <br /> statutes and other requirements applicable to the use of the <br /> leased premises for the construction of the hangar building and the use <br /> thereof. <br /> Upon LESSEE's completion of construction of the hangar building, <br /> inspections shall be conducted by LESSEE on a regular basis of such <br /> hangar and any appurtenances thereto, so as to provide conditions of <br /> maximum safety for all persons and property therein contained. <br /> Title to the hangar building and appurtenances thereto located on <br /> the leased premises and constructed by LESSEE shall vest in LESSOR <br /> immediately upon the early termination of this Agreement under <br /> Paragraphs XVI I I ( A) ( 1 ) , XVI I I (A) ( 2 ) , XVI I I (A ) ( 3 ), XVIII(A) (4) or <br /> XVI I I (A) ( 5) or upon the expiration of the twenty (20) year term hereof, <br /> whichever first occurs. Should LESSOR terminate this Agreement prior <br /> to the expiration of said twenty (20) year term for a reason or reasons <br /> other than as provided hereinafter in Paragraphs XVIII(A)(l), (2), ( 3 ) , <br /> ( 4) or (5) or should the Agreement be terminated because of the default <br /> of LESSOR as specified hereinafter in Paragraph XVIII(B) then, in <br /> such event, title to the hangar building shall remain vested in <br /> LESSEE until purchased by LESSOR at the time of such termination for <br /> the fair market value of same at the time of such termination. <br /> LESSEE understands and hereby agrees that said fair market value <br /> shall be established or derived by a certified appraiser chosen by <br /> the LESSOR to establish or derive such fair market value. <br /> V. <br /> LESSEE'S Maintenance Responsibilities. <br /> <br /> LESSEE shall be responsible for all maintenance, repairs and <br /> upkeep of the leased premises described in Paragraph I above. <br /> LESSEE shall at all times keep said leased premises free of all <br /> debris, grass, weeds, rubbish, brush and all other unsightly or <br /> unsanitary matter and shall maintain said leased premises in a safe <br /> condition and a state of good repair.
