<br /> Prepare a concise but self contained and well documented report which <br /> outlines any and all pertinent assumptions, conditions or instructions as <br /> to the nature of partial takings of properties to be described in Exhibit <br /> "A" and referenced field notes. Said appraisal will discuss and <br /> acknowledge that the appraiser considers all the uses and purposes to which <br /> the part taken will be put. <br /> V. <br /> The foregoing assignment will be completed within fifteen working days <br /> after receipt of this signed contract; however, in any event, the foregoing <br /> assignment will be completed on or before August 31, 1989. <br /> FOR OFFICE USE ONLY: DATE RETAINER RECEIVED , 1989. <br /> VI. <br /> Appraiser agrees to provide Client with three (3) copies of the written <br /> appraisal report. <br /> VII. <br /> A. Professional Fee <br /> Client agrees to pay Appraiser, as compensation for the professional <br /> appraisal services to be rendered hereunder, the following fee: <br /> (a) A Fee Range in the Amount of $24,500.00; based upon a <br /> budget of $3,500.00 per parcel times seven parcels. Client <br /> agrees to pay appraiser a retainer in the amount of $4,999.00 <br /> upon execution of this agreement. Said retainer shall be <br /> applied to the compensation for professional appraisal services <br /> to be rendered hereunder. <br /> (b) If the assignment is canceled prior to completion, the charge <br /> will be a computed Fee based upon the actual time expended on <br /> the assignment by Appraiser at an hourly rate of $100.00. <br /> (c) Payments. <br /> Payments for services of Appraiser shall be made to Appraiser <br /> upon completion of and delivery of the written appraisal report <br /> and Client's receipt of Appraiser's invoice therefor, less any <br /> disputed amounts, pending resolution. <br /> B. Out-of-Pocket Expenses <br /> In addition to the Fee to be paid to Appraiser hereunder, Client shall <br /> reimburse Appraiser, at cost, for any of the following out-of-pocket expenses <br /> incurred by Appraiser in connection with this assignment: Furnishing of <br /> copies of the appraisal report in addition to those specified in Paragraph <br /> VI; photographs, travel expenses (hotel, mileage, airfare); required <br /> technical studies, if any. Such reimbursement shall be made upon <br /> completion of the assignment. <br />
