<br /> recorded on 13 November 1950 in Volume 148, pages 138-139 of the <br /> deed records of Hays County, and more particularly described by <br /> metes and bounds in Exhibit A attached hereto and incorporated <br /> herein for all purposes. <br /> To have and to hold unto said Lessee on the following terms <br /> and conditions: <br /> 1. Term. The term of this lease shall be thirty (30) <br /> years commencing on the 14 day of September , 1989, with <br /> the right in Lessee to renew this lease for a further term of <br /> thirty (30) years at the end of such term, provided Lessee shall <br /> have notified Lessor by certified mail, return receipt requested, <br /> of Lessee's desire to renew said lease on or before sixty (60) <br /> days prior to ~he expiration of such term. <br /> 2. Rental. Lessee covenants and agrees to pay to Lessor <br /> as rent for said premises the sum of One Dollar ($1) per annum, <br /> due and payable on or before the first working day of January of <br /> each year. <br /> 3. PurDoses. Said premises shall be used by Lessee to <br /> <br /> provide services and assistance to youths as necessary and to <br /> provide education for the community and agencies concerning the <br /> need to provide services and assistance to youths and the <br /> services available from Lessee and for no other purpose <br /> whatsoever. <br /> 4. Structures and ImDrovements. Lessee shall cause at no <br /> <br /> expense to Lessor the construction of at least one structure, on <br /> said demised premises during the term of said lease, which <br /> structure shall provide housing for Lessee sufficient to furnish <br /> -2- <br />
