<br /> those services and that assistance described in the preceding <br /> paragraph. Construction shall begin within one hundred eighty <br /> (180) days of the effective date of this lease. Lessee shall <br /> have the right to have constructed on said demised premises such <br /> additional structures as may become necessary for adequate <br /> provision of said services and assistance, provided, however, <br /> that each structure shall be constructed and shall remain in <br /> compliance with all ordinances, rules and regulations of Lessor. <br /> All alterations, additions and improvements made in or to the <br /> premises and any and all structures and buildings constructed or <br /> placed thereon shall, unless otherwise provided by written <br /> agreement or by the terms hereof, become property of Lessor at <br /> the expiration of this lease and shall remain and be surrendered <br /> with said demised premises, and Lessee hereby waives all claims <br /> for damages to or loss of any property belonging to Lessee that <br /> may be in or upon said demised premises. <br /> 5. Access to Public Road. Lessor guarantees to Lessee <br /> access to a public road throughout the term of said lease. <br /> 6. Water and Sewer. Lessor shall extend water and sewage <br /> <br /> facilities to said dem.ised premises at no cost or expense to <br /> Lessee. Lessee agrees to pay all charges for said water and <br /> sewer services used in and on said demised premises in accordance <br /> with the rates fixed by Lessor for said services, as and when <br /> bills therefor are rendered. <br /> 7. Electricity. Lessee shall be responsible at its sole <br /> <br /> expense for the extension of electric energy to said demised <br /> premises.
